Thermal roof surveys for homes and businesses in Sydenham Hill

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there’s safe access. If you are worried about patches of heat loss across the roof and cold spots on ceilings under the roof, we can find out what’s behind it, on insulated roof spaces, flat roofs and commercial roofs alike.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for most houses, with bigger or more complicated roofs taking longer. In Sydenham Hill, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Advice

Signs you need a thermal roof survey in Sydenham Hill

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.

We are often asked to look at:

  • Ceilings that feel colder in places
  • Damp around chimneys and parapets
  • Areas losing heat at the eaves and junctions
  • Wet areas near outlets and upstands

Take an older house close to Church of St Philip the Apostle: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Choosing a roof surveyor

  • What they will not be able to tell you
  • Whether any drone flown is registered with the CAA
  • Their track record with similar roofs
  • When you will get the report

What to expect from a roof survey

What a thermal roof survey doesn’t cover

In fairness, a roof survey has limits:

  • A structural engineer’s assessment
  • Seeing water directly, as the camera shows temperature, not moisture
  • Insulation values or heat loss calculations

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Pitched roof slopes
  • Flat roofs
  • Ceilings below the roof
  • Loft conversions
  • Insulated roof spaces
  • Commercial roofs

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Why act early in Sydenham Hill

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Any roof job in Sydenham Hill means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

Sydenham Hill: your questions answered

Is drone flying allowed in Sydenham Hill?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

How do I find out if my home in Sydenham Hill is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is thermal imaging useful on pitched roofs?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.

What conditions are best for thermal imaging?

The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast as you book.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How do I arrange a thermal roof survey in Sydenham Hill?

To book, phone 07833 053749 or drop us an email and let us know the address and what you need to know. We will confirm the price and agree a day with you.

Drones, thermal imaging and Sydenham Hill roofs

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Sydenham Hill is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. The wider area around Sydenham Hill has a long history of building, with Kingswood House about 0.6 miles west. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Kelvin Grove Primary School: big roofs are where close-up aerial shots and thermal images show the most at once. As a London address, Sydenham Hill can be tricky for parking: let us know about parking bays, permits or a driveway as you book, as a space near the door cannot be promised.
