Gipsy Hill Thermal Roof Survey
Get a clear view of the roof at a property in Gipsy Hill from an independent roof surveyor. We visit on weekdays and at weekends.
- Damp around roof outlets and upstands
- Leaks that are hard to trace
- Damp patches with no obvious cause
Checking the roof from the ground
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Thermal roof survey in Gipsy Hill: what you get
We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. If you’ve noticed heat escaping through the roof and areas of a flat roof that may hold water, a survey will tell you what’s going on, whatever the roof.
Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Gipsy Hill as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

How we price thermal roof surveys
We confirm the exact price before booking. This is what makes a difference:
- Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
- The type of building, from a house to a block or an office
- Any need for thermal images or a drone flight
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
Getting in touch
Here’s what helps us most when you contact us:
- Any photos you have, taken from the ground or a window
- The address and postcode of the property
- Anything about access we should know
- What made you get in touch
We confirm the price for the job before you book, so you know the cost up front. Thermal roof survey starts from £400, including VAT. To book, ring 07833 053749 or send us an email.
Questions from Gipsy Hill
Are there drone restrictions around Gipsy Hill?
Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.
How do I find out if my home in Gipsy Hill is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it when booking and we will plan the survey around it.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.
Can you use a thermal camera on a sloping roof?
It can be useful, though pitched roofs are typically harder to read. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

What else we do in Gipsy Hill
What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations, which need a structural engineer
- Seeing water directly, as the camera shows temperature, not moisture
- What’s inside walls or under coverings, without opening up
If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.
What this survey covers
- Loft conversions
- Insulated roof spaces
- Ceilings below the roof
- Pitched roof slopes
- Commercial roofs
- Flat roofs
The survey, step by step
After the inspection, everything we found is written up in a report with photos. On timing, most surveys take roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Surveys in Gipsy Hill can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- Thermal images are taken to show differences in surface temperature.
- We check the patterns that stand out with moisture readings where there’s safe access.
- The report sets out the images, what they suggest and what we recommend.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Clear the way to the loft hatch
- For a flat or shared roof, check access with the building owner or managing agent

Drones, thermal imaging and Gipsy Hill roofs
Historic houses such as Kingswood House, about 0.5 miles north, show how far back building in the area around Gipsy Hill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Gipsy Hill is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help.
Anyone responsible for a site like Paxton Primary School will know that a drone or thermal camera can show a large roof in a single visit. If you own one of the older houses in the streets near Christ Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What we are asked to look at in Gipsy Hill
Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Missing or slipped insulation can stand out as temperature differences, particularly when it’s warm inside and cold outside.
A survey can pick up problems such as:
- Possible trapped moisture under a flat roof covering
- Heat escaping through the roof
- Leaks far from where the stain appears
- Stains that keep coming back
As a London address, Gipsy Hill can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised.
