Thermal roof survey in Upper Norwood
Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so the findings do not rely on the camera alone. If you’ve noticed damp that repairs haven’t cured and thin or uneven insulation in the roof, we can find out what’s behind it.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at. Mention access, height and anything unusual about the building as you book. The extra view helps most on steep slopes, tall stacks and rear additions.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

For landlords and managing agents
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.
Why get it checked now?
A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. In Upper Norwood, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

How the survey changes by roof type
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.
Felt and asphalt flat roofs
Built-up felt and asphalt roofs can hide trapped water for a long time. The camera can give clues to where it’s sitting, when the conditions allow.
Common roof problems in Upper Norwood
After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain, given suitable conditions on the day.
We are frequently asked to look at:
- Heat escaping through the roof
- Gaps in loft insulation
- Damp patches with no obvious cause
- Damp around chimneys and parapets
Controlled parking zones are common in London, so mention any permit rules for Upper Norwood.

Upper Norwood: your questions answered
Is parking a problem for a survey in Upper Norwood?
Parking in Upper Norwood, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
Is my home in Upper Norwood listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
What happens after the survey?
You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
What’s the best way to book?
To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. You are welcome to ask questions while we’re there. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
Before the survey
- Make sure pets are kept safely away
- Dig out any old roof reports or invoices
- If the roof is shared, arrange access with whoever manages the building
Getting a price
A quick phone call is normally the easiest start: ring 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
Advice
What a thermal roof survey looks like in Upper Norwood
The wider area around Upper Norwood has a long history of building, with Kingswood House about 0.8 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.
Take an older house close to Christ Church: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. For businesses in and around places such as Whitgift Centre, a commercial roof can be photographed from above without anyone walking on it.

What we cannot see
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Seeing water directly, as the camera shows temperature, not moisture
- An energy rating for the building
- A structural engineer’s assessment
