What affects the price in Upper Norwood
What a survey costs depends on the time and equipment it needs. That comes down to:
- If the survey needs thermal imaging or a drone
- Chimneys, valleys, parapets and other details
- How tall the building is and how easy the roof is to see
- Commercial roofs and larger buildings
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- The reason for the survey, such as buying, a leak or storm damage
- Whether there is a loft hatch, a shared roof or tricky access
- Any marks or damp showing indoors
- Any deadline, such as an exchange date
We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or use the contact form.
Landlord roof surveys for homes and businesses in Upper Norwood
Who pays for roof work on a block depends on the lease. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. If you’ve noticed gaps where tiles or slates have slipped and choked outlets and gutters, we can find out what’s behind it, whatever the roof.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Upper Norwood, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What we do, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for a house, and longer for a block or a building with several roofs. In a London area like Upper Norwood, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the loft space is arranged by you or your agent.
- Each roof is looked at from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Preparing for the visit
- Note where any stains or damp appear
- If it is not your property yet, arrange access through the agent
- Leave side gates unlocked

Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Put urgent roof work at the top of the list
- Keep roof outlets and gutters clear
- Ask your managing agent about lease terms
- Arrange flat access ahead of time
If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.
Keep gutters and outlets clear and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

What else we do in Upper Norwood
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What happens if roof problems are left?
Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed which helps with rolling maintenance. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for your roof before booking.

What a landlord roof survey looks like in Upper Norwood
Kingswood House, about 0.8 miles north, is one of the historic houses in the wider area around Upper Norwood. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you own a rental within reach of Gipsy Hill station, the gap between tenancies is a good time to have the roof looked at. If you run a business near Whitgift Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For a London address like Upper Norwood, it helps to know about controlled parking before the day, along with any off-street space.

Upper Norwood: your questions answered
Will parking be an issue for a roof survey in Upper Norwood?
Sometimes, yes. If Upper Norwood has controlled parking where you are, a visitor permit is the easiest answer.
Is my home in Upper Norwood listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can we use the survey to plan a roof budget?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates, but contractors can price from it.
Do you cover Upper Norwood?
Yes. We cover Upper Norwood and the rest of Greater London. For a price, ring 07833 053749 or use the contact form.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
