Flat roof survey in Upper Norwood

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. Common reasons to book are raised blisters across the surface and cracked or split membrane, across GRP fibreglass, EPDM rubber and upstands and outlets.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Upper Norwood, access is agreed with whoever manages the roof before the visit. Plant bases, rooflights and cable entries are all places where water can get in.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Check ceilings under the roof for damp patches
  • Plan a survey before the covering reaches the end of its usual life
  • Check the outlets after the leaves fall
  • Ask contractors to protect the roof if they work on it

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photograph of each defect, so anyone reading it can see what we saw.

Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys typically lasts longer.

Why act early in Upper Norwood

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Why book with us

Upper Norwood questions

Is parking a problem for a survey in Upper Norwood?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Is Upper Norwood in the area you cover?

We do. The survey and report are the same in Upper Norwood as anywhere else.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please ring 07833 053749 or drop us an email with the details.

Flat roof surveys in Upper Norwood: local notes

Historic houses such as Kingswood House, about 0.8 miles north, show how far back building in the area around Upper Norwood goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

The streets around a church such as Christ Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, the joins between later flat roofs and the old walls are where problems typically start. Parking in Upper Norwood, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when booking, as a space near the door cannot be promised. If you look after a shop, office or commercial unit, for example near Whitgift Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

What a survey costs

Prices always include VAT. What changes the price is:

  • How tall the building is and how easy the roof is to see
  • House, block, shop or office
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

These details help when you get in touch:

  • Pictures from the garden or a window, if you have them
  • What made you get in touch
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel

A quick phone call is typically the easiest start: phone 07833 053749 or drop us an email, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Testing older roof sheets for asbestos
  • What’s under the membrane without opening it up
  • An exact number of years the roof has left

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.

What we look at

  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt
  • GRP fibreglass

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes an hour or two for a small flat roof at home, and longer for a large commercial one. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Check pets are kept safely away
  • Leave a clear route to the loft
  • Have any paperwork from past roof work to hand
