Flat roofs in Anerley

Historic houses such as Kingswood House, about 1.3 miles north-west, show how far back building in the area around Anerley goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take an older house close to St Paul's: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. For businesses in and around places such as Whitgift Centre, a flat roof over a business is out of sight and out of mind until it leaks. Anyone responsible for a site like James Dixon Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Flat roof surveys for homes and businesses in Anerley

Ponding is often the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. We’re often asked to look into standing water left after rain and blistering in felt or asphalt, on mastic asphalt, GRP fibreglass and single-ply membranes.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Anerley, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Anerley, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Check the outlets after the leaves fall
  • Make sure new fixings through the roof are properly sealed
  • Treat rooflights and old sheeting as fragile
  • Note where water lies after a downpour

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

What we cannot see

Before you book, it’s worth knowing what a survey won’t do:

  • Fragile surfaces, which we don’t walk on
  • Structural calculations, which need a structural engineer
  • Whether old sheeting or boards contain asbestos

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

What affects the cost of flat roof surveys

We confirm the price for your survey before you book. These are the things that affect it:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can safely be seen

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Booking your survey

We’ll usually ask about:

  • Dates you are working to, such as exchange
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them
  • The style of property, from a terrace to a block

When you’re ready to go ahead, ring 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Landlords, agents and building managers in Anerley and across Greater London can book any of our surveys. To discuss a property or a block, phone 07833 053749 or drop us an email.

What happens if roof problems are left?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the business. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the exact price before booking.

Anerley questions

Is Anerley in the area you cover?

Yes, Anerley is one of the places we work. Every survey there gets the same written report with photographs.

Is my home in Anerley listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What’s in the report?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Should I worry about standing water on my flat roof?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.
