Landlord roof surveys for homes and businesses in Anerley
A roof over tenants or leaseholders often gets attention only when water comes in. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. Typical surveys look at chimney stacks in poor repair and slipped or missing slates and tiles, on blocks of flats, gutters and downpipes and flat roofs on blocks.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Anerley has one, it needs checking from somewhere that can actually see it.
Where we can’t see part of the let or shared roof, the report says so. You will know exactly what was inspected and what wasn’t.

What this survey can’t tell you
In fairness, a roof survey has limits:
- Roof areas we weren’t given access to
- Confirming asbestos in older roof materials
- Responsibility under a lease
If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What a survey covers and doesn’t.
What we look at
- Gutters and downpipes
- Shared roofs
- Blocks of flats
- Flat roofs on blocks
- Converted houses
- Rented houses
What affects the price in Anerley
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Height and safe access
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
- Whether you choose the Basic, Standard or Premium Survey
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.
Booking your survey
A little information up front helps. It’s useful to include:
- Whether there’s a loft hatch, a shared roof or tricky access
- The address and postcode of the property
- Where water is showing inside, if it is
- The style of property, from a terrace to a block
If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
Anerley homes and their roofs
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Anerley has a long history of building, with Kingswood House about 1.3 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you run a business near Whitgift Centre, a dated report on the roof is useful for planning and for any lease discussions. If you live in an older home near St Paul's, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Do you need a landlord roof survey in Anerley?
On a shared roof, it is not always clear who should act. Everyone may think someone else is responsible, so maintenance gets put off. An independent report helps everyone see the facts.
It is worth booking a survey if you’ve seen:
- Damaged pots and flaunching
- Ponding or splits on flat roofs
- Slipped or missing slates and tiles
- Blocked gutters over flats
If you live near a park like Crystal Palace Dinosaurs, or anywhere with mature trees, autumn leaves can block gutters and valleys.
What to check before booking
- What happens after the report arrives
- Will they check the loft as well as the outside?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How long the report takes to arrive
Anerley questions
Will parking be an issue for a roof survey in Anerley?
It depends on the street. If Anerley has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Is my home in Anerley listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
What does a block roof survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Larger buildings are priced to suit. Just call 07833 053749 or send us an email for a price.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Will you inspect a roof that several owners share?
Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we’re allowed to be and we will say so.
Do you work in Anerley?
Yes, we do. We carry out landlord roof surveys in Anerley, and the service is the same as everywhere else we work.
Does this replace a RICS building survey?
No. We survey the roof and its parts, not the whole property. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Why act early in Anerley
A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You will know the exact price before booking.

Take a look at what a roof survey costs and what we found on two real jobs.
What happens on the day
It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours for a single let house, with blocks of flats taking longer. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Anerley runs like any other.
- We start by agreeing the scope, roof by roof.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where it is safe.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
How to prepare
- Tell us about parking before the day
- Unlock side gates and any roof access doors
- If the roof is shared, arrange access with whoever manages the building

Advice
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
