Your questions about storm damage roof reports in Anerley

Is Anerley in the area you cover?

Yes, Anerley is within the area we cover. We survey roofs across London and South East England. Just ring 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.

Is parking a problem for a survey in Anerley?

It can be, so it’s useful to let us know about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

What wind speed counts as a storm?

There is no single figure. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Your policy document will say.

Are you loss adjusters?

No. We are not loss adjusters and don’t act for you with the insurer. We provide an independent record of the roof, which you can pass to your insurer.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Is wear and tear covered by insurance?

Wear and tear is typically excluded from home insurance. We note both storm damage and older defects, so you know what the roof shows. How the policy applies is up to your insurer.

Storm damage roof reports for homes and businesses in Anerley

The Financial Ombudsman looks at three things when it considers a storm damage complaint: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. We survey ridges and hips, chimney stacks and slate and tile slopes, and people most often book us about flashings pulled away from walls or stacks and damaged gutters and fascias.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Anerley, we inspect what we can reach safely and are given access to. It is useful to know when the water appears and in what weather.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens if roof problems are left?

A clear, independent record helps you explain the damage to your insurer. It sets out what we found and the likely cause, so you’re not relying only on your own photos. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Why us?

Surveys for landlords and agents in Anerley

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What we’re asked to look at in Anerley

Landlords and building managers frequently need a written record after a storm. The report can be shared with owners, tenants or insurers.

Look out for signs like these:

  • Flat roof edges peeled back
  • Damaged gutters and fascias
  • Loose or torn flashings
  • Water coming in after the storm

For landlords with property near Anerley station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Choosing a roof surveyor

  • Whether the price includes VAT
  • Whether the loft space is looked at, where there is one
  • How they plan to inspect the roof safely

Wind, rain and roofs in Anerley

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Different coverings let water in at different points, which shapes where the search starts. Kingswood House, about 1.3 miles north-west, is one of the historic houses in the wider area around Anerley. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If yours is one of the older homes in the streets near St Paul's, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Anyone responsible for a site like James Dixon Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

How it works

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes an hour or two at most homes, though large, tall or awkward roofs take more time. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from ground level, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

How to prepare

  • Make sure the loft hatch can be reached
  • Let us know about parking before the day

Advice

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What a storm damage roof report doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The outcome of a claim
  • What your policy covers, which depends on its wording
  • The work of a loss adjuster appointed by your insurer

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.
