How a storm damage roof report works in Sydenham

When a storm has damaged your roof, a written record can help you explain it to your insurer. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We’re not loss adjusters and cannot tell you if your claim will succeed. What we give you is an independent record of the roof. Common reasons to book are roofs hit by falling trees and slipped or missing slates or tiles, across flat roofs, flashings and gutters and fascias.

Water getting into a London home often comes from a detail you can’t see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you are tracing a leak or recording storm damage in Sydenham, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely. Most surveys take between one and two hours for most houses, and about three to four hours for a commercial roof. In Sydenham, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You tell us when the storm was and what damage you’ve seen.
  2. The roof is looked at from the ground, from windows and from the loft space where it’s safe.
  3. Each area of damage is photographed and described.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. We send you a written report with photos, ready to give to your insurer.

Before the survey

Common questions in Sydenham

Will parking be an issue for a roof survey in Sydenham?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Do you cover Sydenham?

Yes. We cover the whole of London and South East England, and Sydenham is part of that. Just phone 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Do you look in the loft space?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

My storm claim was turned down. What now?

Start by complaining to the insurer. If it is not resolved, the Financial Ombudsman Service may be able to help. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.

Can you tell me if my claim will be paid?

Only your insurer can decide that. We record the damage, with photographs and the likely cause, for you to give to your insurer.

How strong does the wind have to be for a storm claim?

It depends on your policy. Many use gusts of about 55 mph, but each policy sets its own definition. Your policy document will say.

Do you act for me with my insurer?

No. Our report is an independent record for you to use. Your insurer may appoint its own loss adjuster.

Storm damage roof reports around Sydenham

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Different coverings let water in at different points, which shapes where the search starts. Historic houses such as Kingswood House, about 1.2 miles west, show how far back building in the area around Sydenham goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Kirkdale School will know that on a building that size, finding the source of a drip means looking well beyond the stain. Trees in and around Mayow Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What we are asked to look at in Sydenham

A storm often finds a roof’s existing weak spots. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. Our report notes both the storm damage and any older wear.

People usually book a survey when they’ve noticed one of these:

  • Lead lifted at abutments
  • Gaps where slates or tiles have gone
  • Damaged flat roof membrane
  • Roofs hit by falling trees

If you live in an older home near Church of St Bartholomew, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Before you book anyone

  • What insurance they carry
  • Which parts of the roof they’ll actually see
  • Whether you get a written report with photos
  • Whether VAT is in the quoted price

What’s in a roof survey

How we price storm damage roof reports

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • How big the roof is
  • Whether it is a home or a commercial building
  • The shape of the roof and its details
  • Which survey package you book

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

What to let us know when you contact us

You do not need to know any roofing terms. Just tell us:

  • Pictures of the roof from a safe spot, if you have them
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode
  • Where water is showing inside, if it is

Most bookings start with a short call: call 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Take photos of stains and damp inside
  • Photograph the damage safely from below
  • Keep receipts for any emergency work
  • Hold on to fallen pieces of the roof where you can

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Ask a tree specialist about branches over the roof. Branches can hit or scrape the roof in a storm.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What your policy covers, which depends on its wording
  • A decision on your insurance claim
  • Areas we can’t see safely

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.
