Roof Survey in Anerley
Find out what’s going on with the roof before you decide what to do next. We carry out roof surveys in Anerley, with photos and a clear written report.
- Debris building up in roof valleys
- Gaps in the roof where coverings have gone
- Water stains on rafters and ceiling joists
What we can’t see
Some things can’t be seen without opening up the roof, so a survey has limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Faults hidden behind ceilings or boarding
- An exact number of years the roof has left
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

Roof survey in Anerley
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. If you’re worried about lifted, split or missing lead flashings and leaking gutter joints and downpipes, a survey will tell you what’s going on, on lead flashings, chimney stacks and clay and concrete tiles alike.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Different roofs, different checks
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Natural slate
Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.
Anerley: your questions answered
Will parking be an issue for a roof survey in Anerley?
It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.
I let a flat near Anerley station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or send us an email and tell us about the building, including who will give access on the day.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to, and the report makes that clear.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
How long will you be at the property?
On site, it normally takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Does the weather affect the survey?
Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Prices for roof surveys in Anerley
All our prices include VAT. What changes the price is:
- Whether thermal imaging or a drone is needed
- Extra roofs, like extensions, dormers or garages
- Whether it is a home or a commercial building
- The height of the building and how the roof can safely be seen
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
Booking your survey
A little information up front helps. It is useful to include:
- Photos of the roof, taken safely from the ground or a window
- Whether there is a loft hatch, a shared roof or tricky access
- Any marks or damp showing indoors
- The type of building and roof, like pitched or flat
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or use the contact form.
Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Mention any flat roofs as well as the main roof
- Don’t climb onto the roof yourself
- Photograph stains when they appear
- Watch for slipped slates after bad weather
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.
Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Should I look at the roof myself first?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It typically takes roughly 1–2 hours for most houses, and more on a big or complicated roof. In Anerley, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We look at the roof from every safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- Have keys ready for side gates, garages or roof access doors
- If you are buying, check with the agent that we can get in
Arrange a survey
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.
Advice
What a roof survey looks like in Anerley
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. The wider area around Anerley has a long history of building, with Kingswood House about 1.3 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings such as James Dixon Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park such as Crystal Palace Dinosaurs, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For landlords with property near Anerley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
