Roof leak investigation in Sydenham Hill
On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. We survey chimney stacks, flat roof details and slate and tile slopes, and people most often book us about water marks that spread in wet weather and leaks below a flat extension roof.
Many London homes are well over a century old and their roofs have been patched more than once. Insurers typically exclude wear and tear, so it’s useful to know whether damage is old or new. That is as true in Sydenham Hill as anywhere in London. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. You’re welcome to ask questions while we are there. In Sydenham Hill, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.
- You get in touch with details of the leak and any photos.
- We check the stain, the ceiling and the loft above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- Where it helps, we take moisture readings and use thermal imaging.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Before the survey
- If you are buying, check with the agent that we can get in
- For flats, check roof access has been agreed
- Leave side gates unlocked

Sydenham Hill: your questions answered
Do you cover Sydenham Hill?
Yes, Sydenham Hill is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.
Is parking a problem for a survey in Sydenham Hill?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Do you survey on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Checking the roof from the ground
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Do you need a roof leak investigation in Sydenham Hill?
When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.
Things that frequently lead to a survey include:
- Wet patches high on an inside wall
- Water through the ceiling under a flat roof
- Damp on a chimney breast
- Condensation that looks like a leak
If your home is one of the older ones in the streets near Church of St Philip the Apostle, lead flashings, valleys and old chimneys are typical places for water to get in.

What affects the price in Sydenham Hill
What a survey costs depends on the time and equipment it needs. The main factors are:
- The use of thermal imaging or a drone
- Chimneys, valleys, parapets and other details
- How big the roof is
- Building height and the viewpoints available
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
A little information up front helps. Please include:
- Pictures of the roof from a safe spot, if you have them
- Where any leaks, stains or damp patches show inside
- Your postcode, so we can check access and travel
- Your timetable, like an exchange date

Sydenham Hill roofs and the weather
With Kingswood House about 0.6 miles west, Sydenham Hill sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Different coverings let water in at different points, which shapes where the search starts.
For landlords with property near Sydenham Hill station, tracing a leak quickly matters when a tenant is living with it. Trees in and around Long Meadow shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
