About our gutter survey in Sydenham Hill
Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed rotten fascias or stained soffits and hoppers and outlets full of debris, we can find out what’s behind it.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Sydenham Hill has one, it needs checking from somewhere that can actually see it.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Ask for valleys and parapet gutters to be cleared too
- Watch for green marks down the brickwork
- Check the loft with care after heavy rain
- Get trees that overhang the gutters trimmed
Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get the gutters cleared every year, and more often if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.
How we price gutter surveys
Several things affect the price of a survey:
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- Building height and the viewpoints available
- The type of building, from a house to a block or an office
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Helping us price your survey
There is no need for technical words. It’s enough to tell us:
- Access details, such as a loft hatch or a shared roof
- Where any leaks, stains or damp patches show inside
- Dates you are working to, such as exchange
- The style of property, from a terrace to a block
Not sure which survey you need? It is easiest to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Why it is worth a survey now in Sydenham Hill
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

FAQs for Sydenham Hill
Will parking be an issue for a roof survey in Sydenham Hill?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we’ll work around them.
I let a flat near Sydenham Hill station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or send us an email and let us know about the building.
Do you climb onto every roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
What will the report tell me?
You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What we do, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London area like Sydenham Hill, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The roof space is checked for water marks if it’s safe to get into.
- You get a report with photos and recommendations.
Preparing for the visit
- Note where any stains or damp appear
- Have any paperwork from past roof work to hand
- Leave a clear route to the loft

Gutter surveys around Sydenham Hill
The wider area around Sydenham Hill has a long history of building, with Kingswood House about 0.6 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For landlords with property near Sydenham Hill station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Kelvin Grove Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Common roof problems in Sydenham Hill
Plenty of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and lets weeds take root.
It’s worth booking a survey if you’ve seen:
- Gutters packed with leaves or moss
- Valley or box gutters that overflow inside
- Gutters that have fallen out of line
- Cracked or loose downpipes
If you look after a shop, office or commercial unit, for example near Lewisham Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.
