DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Thermal roof survey in Sydenham: what you get

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey flat roofs, ceilings below the roof and loft conversions, and people most frequently book us about leaks far from where the stain appears and patches of heat loss across the roof.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in Sydenham as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Common roof problems in Sydenham

Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which helps when timescales are tight.

Most people get in touch after spotting something like this:

  • Thin or uneven insulation in the roof
  • Damp patches with no obvious cause
  • Possible trapped moisture under a flat roof covering
  • Damp where roofs meet walls and chimneys

Parking in Sydenham, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when booking, as a space near the door cannot be promised.

What a good roof survey covers

How we price thermal roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone

Every price we give includes VAT. Prices start from £400, including VAT. We confirm the price for your roof before booking.

Helping us price your survey

When you call or email, these details help:

  • The property’s address and postcode
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is

We survey roofs on any day of the week. To arrange a day that suits you, call 07833 053749 or use the contact form.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. If you have questions on the day, just ask. For a visit in Sydenham, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • Let us know about parking near the property
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Tell us about any leaks, stains or damp patches you know of

Advice

How the survey changes by roof type

Loft insulation

The difference is clearest when the home is heated and it’s cold out. We explain in the report how the conditions on the day affected what we saw.

Parapets, valleys and junctions

Problems where roof slopes and walls meet are frequently hidden. We combine a close visual check with the thermal images.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Check from ground level or a window, never by climbing
  • Make sure the loft can be reached safely
  • Use the report as a baseline for later checks
  • Clear leaves from outlets and gutters each autumn

The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. The less water sits, the less can find its way beneath.

Drones, thermal imaging and Sydenham roofs

The wider area around Sydenham has a long history of building, with Kingswood House about 1.2 miles west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

If your home is one of the older ones in the streets near Church of St Bartholomew, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you run a business near Lewisham Shopping Centre, large commercial roofs are frequently easiest to see by drone or thermal camera.

Common questions in Sydenham

Are there drone restrictions around Sydenham?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

Is parking a problem for a survey in Sydenham?

It can be, so it is useful to tell us about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.

Can a thermal camera see water?

Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What do I do with the report?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
