When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Insulation values or heat loss calculations
  • The condition of timbers we can’t see
  • Whether the deck or roof structure is strong enough

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey before booking. What a survey covers and does not.

Thermal roof survey in Penge: what you get

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where applicable, structural analysis and a report on the same day. There is an in-person consultation as well, plus a follow-up 12 months later. To book, just phone 07833 053749 or email us with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. If you’re worried about stains that keep coming back and wet areas near outlets and upstands, we can find out what’s behind it, on loft conversions, commercial roofs and insulated roof spaces alike.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Penge as anywhere. Tell us about the building and access when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

How it works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. From the street, a London terrace usually shows only its front slope or parapet, so in Penge we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from the ground, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photos and our recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Check pets are kept safely away
  • Dig out any old roof reports or invoices

Advice

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Leave it or get it looked at?

Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Different roofs, different checks

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below frequently show. Reflections from shiny surfaces can affect readings, which we allow for.

Parapets, valleys and junctions

Problems where roof slopes and walls meet are often hidden. A careful visual inspection goes alongside the images.

Airspace, weather and Penge roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help.

If you look after a building such as Harris Primary Academy Crystal Palace, a view from above covers a wide roof far faster than walking it. Shop and office owners around Whitgift Centre may find that large commercial roofs are often easiest to see from the air or with a thermal camera.

FAQs for Penge

Is my home in Penge listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are there drone restrictions around Penge?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

Can you use a thermal camera on a sloping roof?

It can show heat loss and some damp, but it has more limits there. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

What we are asked to look at in Penge

Once a leak has been fixed, people often ask whether the roof is still wet. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.

It is worth booking a survey if you’ve seen:

  • Damp where roofs meet walls and chimneys
  • Water that travels before it shows
  • Damp around roof outlets and upstands
  • Damp that repairs haven’t cured

Parking in Penge, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when booking.

Questions to ask before booking
