FAQs for Penge

Are there drone restrictions around Penge?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Will parking be an issue for a roof survey in Penge?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we’ll help you choose.

Is your roof survey a RICS survey?

No. It is a dedicated roof survey, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.

Do you need to go inside the property?

Ideally, yes. We look in the loft space where there’s safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where it applies.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How a pre-purchase roof survey works in Penge

Buyers in Penge and right across London and South East England use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, ring 07833 053749 or email us. We survey flat-roofed extensions and dormers, the roof space and lead flashings and valleys, and common reasons people get in touch are blistered or split felt on a flat roof and signs of past leaks inside the loft.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters. For a purchase or a new roof in Penge, that shapes what can be checked: only the parts we are given access to and can see safely are inspected. If it is a flat, the lease normally sets out who is responsible for the roof.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Getting in touch

What helps most when you contact us:

  • The property’s address and postcode
  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, call 07833 053749 or drop us an email.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours for a house, and longer for a large or complex roof. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Penge runs like any other.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Have any questions written down, so nothing gets missed

Leave it or get it looked at?

The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, and it will not look closely at the roof. A roof survey is carried out for the buyer, and the report is written for you to use. In Penge, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Buying a home or a new roof in Penge

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. For a purchase or a newly finished roof, the materials decide which details matter most. Historic houses like Kingswood House, about 1.4 miles north-west, show how far back building in the area around Penge goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Penge is in London, so parking needs planning: let us know about parking bays, permits or a driveway as you book. For landlords with property near Penge West station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If you live in an older home near Church of St John the Evangelist, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Tips that help

Small things make a difference. Our tips:

  • Ask for loft access on the day
  • Ask who repairs the roof under the lease
  • Share the report with your solicitor
  • Book once your offer is accepted

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
