Questions from Crystal Palace
Is my home in Crystal Palace listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Can parking be tricky for a visit in Crystal Palace?
It can be, so it’s useful to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.
Is your roof survey a RICS survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It isn’t a RICS survey and doesn’t cover the rest of the house.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Will the roof report help me negotiate with the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.
Do you inspect the roof from on top?
Where it is safe, yes. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where applicable.
Can you survey in bad weather?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
About our pre-purchase roof survey in Crystal Palace
We survey roofs for buyers in Crystal Palace and across London and South East England. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, phone 07833 053749 or use the contact form. Typical surveys look at damp timbers or stains in the loft and worn or lifted lead flashings, on clay and concrete tiles, natural slate and gutters and downpipes.
London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Crystal Palace or checking a new roof there: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease usually says who looks after the roof.
The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Surveys for landlords and agents in Crystal Palace
Freeholders and residents’ companies use a roof report to plan and budget.
We survey roofs for landlords and letting agents as well as homeowners. A report with photos gives you a clear record of the roof, useful for planning maintenance.
What we look for on each type of roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and lead is also a target for theft.
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.
Local roofs and buyers in Crystal Palace
Kingswood House, about 0.9 miles north-west, is one of the historic houses in the wider area around Crystal Palace. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
As a London address, Crystal Palace can be tricky for parking: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised. For landlords with property near Crystal Palace station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Checking the roof from ground level
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Common roof problems in Crystal Palace
Viewings rarely include a proper look at the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.
A survey makes sense if you’ve noticed:
- Gaps where slates or tiles have come loose
- Loose pots and cracked flaunching
- Quick fixes on flashings and valleys
- Damp timbers or stains in the loft
For an older house near a landmark like St Paul's, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Before you book anyone
- Whether the roof space is looked at, where there is one
- Whether VAT is in the quoted price
- Which viewpoints they use to see the roof
- What they won’t be able to tell you
The survey, step by step
Once we’ve finished looking, we write up our findings as a written report with photographs, sent to you by email. On timing, it usually takes roughly 1–2 hours for most houses, and longer for a large or complex roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the loft space is agreed ahead of time.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a photo-illustrated written report and recommendations before you exchange.
Before the survey
- Agree roof access with the managing agent if it is shared
- Make sure pets are kept safely away
- Buyers: confirm access with the estate agent or seller
