Common roof problems in Penge

The top of a stack is the most exposed part of many roofs. From the ground, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.

Things that often lead to a survey include:

  • Outlets choked with leaves and silt
  • Flashings that have come away
  • Standing water on a flat roof
  • Vegetation in valleys and gutters

With Kingswood House about 1.4 miles north-west, the area around Penge has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

What to check before booking

  • Whether you can ask questions once you have the report
  • Whether VAT is in the quoted price
  • Will the report include photos?
  • What insurance they carry

What’s in a roof survey

Drone roof survey in Penge

Before any flight, we check the airspace. Near protected airports like Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If permission is not given, we inspect by other means and explain why. Prison sites also have drone restriction zones. We survey tall and steep roofs, valleys and parapet gutters and fragile roofs, and the problems we’re asked to look at most are vegetation in valleys and gutters and coverings that have slipped high up on the roof.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Honest limits

It helps to know what a survey will not do before you book:

  • What’s under the slates, tiles or felt
  • A structural engineer’s report
  • Flying in a flight restriction zone without the airport’s permission

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Large and complex roofs
  • Chimney stacks
  • Tall and steep roofs
  • Fragile roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours at a house, including the airspace and weather checks before take-off. In Penge, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. We assess the conditions and the take-off spot first.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

Getting ready for the survey

  • Check we can get to the back of the property
  • Move anything stored under the loft hatch
  • Point out any leaks or damp patches

Drone roof surveys around Penge

Before any flight, we check the Drone Safety Map for airspace restrictions. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

As a London address, Penge can be tricky for parking: let us know about parking bays, permits or a driveway as you book. Take a building like Harris Primary Academy Crystal Palace: thermal images can show where wet insulation sits under a big flat roof.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Useful tips for Penge property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Clear a spot on the drive or lawn
  • Let neighbours know about the flight if your roof is shared
  • Allow for a change of day in poor weather
  • Mention anything you’ve noticed on the roof

If you need work done, roofers can work from the photos. The photos show the location and extent of every problem, so their quotes cover the same ground.

Plan a drone survey every few years for tall or large roofs. Regular photos make changes easy to spot, so small faults are dealt with early.

How the survey changes by roof type

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. With a drone, nobody has to go near them.

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. We record the signs of age we can see.

Common questions in Penge

Will parking be an issue for a roof survey in Penge?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Can you fly a drone over a roof in Penge?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long will you be at the property?

It usually takes about 1–2 hours for most houses, or half a day or so for a commercial building. You will then get the report by email, on the timescale of your package.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
