Chimney Survey in Honor Oak
Not sure what state the chimney stack is in? We carry out chimney surveys in Honor Oak and across Greater London.
- Eroded joints in the brickwork
- Frost-damaged brickwork on the stack
- Staining on walls around the chimney
How the survey changes by roof type
Brick stacks
Spalled bricks, where the face has flaked off, are a sign of water and frost. We record any we can see.
Flaunching
Cracked flaunching is one of the most common chimney defects we record. Caught early, it is often a small job.
Chimney survey in Honor Oak
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. We survey chimney pots and cowls, flaunching and lead flashings, and the problems we’re asked to look at most are pots or cowls that look unsafe and damp patches on chimney breasts.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Honor Oak are no exception. Shared chimney stacks and the lead around them are just as important to check.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Honor Oak runs like any other.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- The report, with photographs and recommendations, is emailed to you.
Before the survey
- Check pets are kept safely away
- Clear the way to the loft hatch
- Jot down any questions you want answered
How to book

What we can’t see
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Whether the flue is safe to use
- Whether a stack needs rebuilding on structural grounds
- Checks on boilers, fires or their flues
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.
What we check
- Chimney pots and cowls
- Flaunching
- Lead flashings
- Chimney breasts
- Brick chimney stacks
- Shared and party-wall stacks
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Have the flue swept and checked if you use the fire
- Check that disused chimneys can still breathe
- Keep track of stains on chimney breasts
- Leave close inspection to people with safe access
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.
Common roof problems in Honor Oak
Many chimneys are no longer used. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.
Look out for signs like these:
- Frost-damaged brickwork on the stack
- Gaps where the stack meets the roof
- Signs that a stack is leaning
- Unused flues sealed without airflow
If yours is one of the older homes in the streets near Church of St Augustine, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Your questions about chimney surveys in Honor Oak
Do you survey roofs for landlords with property near Honor Oak Park station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details.
Does a conservation area affect roof work in Honor Oak?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do you work in Honor Oak?
Yes. We survey roofs in Honor Oak and the rest of Greater London. For a price, ring 07833 053749 or drop us an email.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Will you check the chimney is safe to use with a fire?
No. It isn’t a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.
Chimney surveys in Honor Oak: local notes
The wider area around Honor Oak has a long history of building, with Kingswood House about 1.9 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Honor Oak is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you look after a shop, office or commercial unit, for instance near Lewisham Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. Anyone responsible for a site like St Francesca Cabrini Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Local landmarks in Honor Oak
Typical jobs here are in homes near Allenby Tutorial Trust, Peckham Rye and Herne Tavern, among other places. Honor Oak has its own railway station: Honor Oak Park station. A little further out are Lewisham Shopping Centre (1.9 miles north-east) and Horniman Museum and Gardens (0.8 miles south-west). Green spaces nearby include One Tree Hill and Battersea Park Lake.
Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
