Gutter surveys in Honor Oak

Gutter survey in Honor Oak: what you get

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It’s an easy job to put off but it rarely improves. Typical surveys look at overflowing eaves gutters and leaking or loose downpipes, across downpipes, fascias and soffits and valley gutters.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Honor Oak with this kind of roof, the hidden gutter is one of the first things to check.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Common questions in Honor Oak

How do I find out if my home in Honor Oak is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Honor Oak Park station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details.

How long will you be on site?

A visit usually takes an hour or two at a typical home, while a commercial roof takes nearer three to four hours. We will give you an idea as you book.

Will you check the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so we report on what’s visible.

Is a Saturday or Sunday visit possible?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or use the contact form.

How do I book a survey in Honor Oak?

Local roofs in Honor Oak

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Honor Oak has a long history of building, with Kingswood House about 1.9 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Shop and office owners around Lewisham Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you own a rental within reach of Honor Oak Park station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How it works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Before we arrive

  • Check pets are kept safely away
  • Agree roof access with the managing agent if it is shared
  • If it is not your property yet, arrange access through the agent

Why act early in Honor Oak

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Thermal imaging and drones used where they help
  • Plain-English reports with photos
  • More than 5,000 surveys completed
  • An independent view of the roof

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming asbestos in older rainwater goods
  • Rot or damp concealed behind fascias or inside walls
  • Pipes below ground level

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

What we are asked to look at in Honor Oak

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

Most people get in touch when they’ve noticed one of these:

  • Sagging gutters and loose brackets
  • Leaves and moss blocking gutters
  • Joints that drip after rain
  • Choked outlets or hopper heads

Take a building like St Francesca Cabrini Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • What insurance they carry
  • Whether the price includes VAT
  • Their track record with similar roofs
