How we price new roof snagging

Prices always include VAT. The things that change the price are:

  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • Building height and the viewpoints available

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. New roof snagging starts from £150, including VAT.

Getting in touch

Before you get in touch, it helps to have:

  • Where any leaks, stains or damp patches show inside
  • When you need the report by
  • Anything about access we should know
  • Photos of the roof, taken safely from ground level or a window

Once you know what you need, phone 07833 053749 or email us. We will suggest a package, agree the price and find a date.

New roof snagging in Nunhead: what you get

Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We do not give repair cost estimates or decide who is at fault, but it describes what we saw in plain terms. If you are worried about underlay ending short at the eaves and loose or badly finished ridge tiles, a survey will tell you what’s going on.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Nunhead could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about 1–2 hours for most homes, depending on how much new work there is to check. For a visit in Nunhead, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Questions from Nunhead

Do you carry out roof surveys in Nunhead?

We do. The survey and report are the same in Nunhead as anywhere else, and visits run on weekdays and weekends.

Can parking be tricky for a visit in Nunhead?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

What does a new roof inspection include?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

How long will you be on site?

It typically takes about 1–2 hours for most homes, depending on how much new work there is to check. We will give you an idea when you book.

New roof snagging around Nunhead

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. The wider area around Nunhead has a long history of building, with Queen's House about 2.4 miles north-east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For landlords with property near Nunhead station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Nunhead is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised. For an older house near a landmark such as Saint Antony with Saint Silas, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Surveys for landlords and agents in Nunhead

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Keep the contract and invoices together
  • Note the end of any warranty or defects period
  • Watch for drips in the roof space with care
  • Look for marks or cracks left by the work

Once the snags have been dealt with, keep the report with your roof paperwork. It is a dated record of the roof at handover.

Watch for leaks, damp or loose pieces in the first months. It’s simpler to raise problems soon after the job.
