Storm damage roof reports near Nunhead

Storm damage roof reports for homes and businesses in Nunhead

High winds normally affect the parts of a roof that are already exposed or loose. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Trees and branches can also hit roofs in a storm. We record the damage on your roof and photograph each part. Where we also see signs of older wear, the report records that too. Common reasons to book are broken or displaced guttering and lifted or missing ridge and hip tiles, across ridges and hips, chimney stacks and flat roofs.

London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Insurers usually exclude wear and tear, so it’s useful to know whether damage is old or new. That’s as true in Nunhead as anywhere in London. A written record with photos helps you explain what was found to whoever deals with it next.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Damage hidden under coverings or inside the structure, without opening up
  • Your insurer’s view of the claim
  • The outcome of a claim

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Slate and tile slopes
  • Ridges and hips
  • Gutters and fascias
  • Flashings
  • Chimney stacks
  • Flat roofs

Leave it or get it looked at?

Once the storm has passed, damage that looked minor can let water in for months. Getting it recorded and repaired sooner is normally better. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Why us?

  • Packages from £150, with VAT included
  • Every finding written up with photos
  • Independent findings on the roof’s condition
  • PI and public liability insurance

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. Most visits take roughly 1–2 hours for most homes, depending on how much of the roof was hit. In Nunhead, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We note the date of the storm and the damage you’ve seen.
  2. We check the roof from wherever it’s safe.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

How to prepare

  • For flats, check roof access has been agreed
  • Let us know where we can park nearby
  • Leave a clear route to the loft

Advice

Nunhead: your questions answered

Will parking be an issue for a roof survey in Nunhead?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

How do I find out if my home in Nunhead is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.

Can I check the roof after a storm?

Please do not climb onto the roof. Take photos from ground level or from windows. Note the date and time, and photograph any damage inside.

What’s the best way to book?

Just ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you work in Nunhead?

Yes. Nunhead is part of the area we cover.

What we look for on each type of roof

Chimney stacks

Stacks with existing defects tend to suffer more in storms. Our report notes recent damage and older defects.

Lead flashings

Lifted flashings let rain run behind them into the roof. The report records the flashing and any damp inside.

What a storm damage roof report looks like in Nunhead

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. The covering and its details give the first clues when tracing where water is coming from. Historic houses such as Queen's House, about 2.4 miles north-east, show how far back building in the area around Nunhead goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a shop, office or commercial unit, for instance near Lewisham Shopping Centre, a quick answer on where water is coming in keeps a business running. For site and facilities teams at buildings such as Ivydale Primary School, tracing a leak on a big roof starts with where the water appears and works back. If your home is one of the older ones in the streets near Saint Antony with Saint Silas, lead flashings, valleys and old chimneys are typical places for water to get in.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Keep fallen slates or tiles as evidence if safe
  • Do not go onto the roof to take pictures
  • Take photos of stains and damp inside
  • Check how your policy defines a storm

Your insurer may send a loss adjuster to look at the damage. Our report gives you an independent record alongside theirs.

Clear gutters and outlets before the stormy months. Overflowing gutters can make storm damage worse.
