About our flat roof survey in Grove Park
Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey single-ply membranes, GRP fibreglass and felt flat roofs, and the problems we’re asked to look at most are pools of water lying on the roof and failed seals around rooflight kerbs.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. In Grove Park, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the flat roof.
Flat and commercial roofs around Grove Park
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Eltham Palace, about 1.6 miles north-east, is one of the historic houses in the wider area around Grove Park. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Controlled parking zones are common in London, so mention any permit rules for Grove Park, along with any off-street space. Shop and office owners around The Glades may find that the flat roofs over shops and commercial units are worth checking before a leak, not after.
Grove Park is about 2 miles south-west of Eltham, in Greater London. Surveys in Grove Park work the same way as everywhere we cover: a close look at what can safely be seen, photos and a clear written report. Common questions in Grove Park
Will parking be an issue for a roof survey in Grove Park?
Parking in Grove Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Do you cover Grove Park?
We do. The survey and report are the same in Grove Park as anywhere else.
Does a flat roof survey replace a RICS survey?
No. It’s a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.
Do you look in the roof space?
Normally, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
How do you inspect a flat roof?
We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
How long does the survey take?
It typically takes about one to two hours for a small flat roof at home, and longer for a large commercial one. We’ll confirm the timing as you book.

Prices for flat roof surveys in Grove Park
All our prices include VAT. What changes the price is:
- How many separate roofs there are, such as extensions, dormers and garages
- Any need for thermal images or a drone flight
- The type of building, from a house to a block or an office
- Basic, Standard or Premium
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:
- Where the property is, with the postcode
- Dates you are working to, like exchange
- Access details, such as a loft hatch or a shared roof
- What made you get in touch
Booking is simple: just call 07833 053749 or email us and give us some details about the property and we will explain which survey suits. The price is agreed up front.
What happens on the day
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes about one to two hours at most homes, or half a day or so for a commercial building. In Grove Park, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We check the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- The findings are written up with photographs and recommendations and emailed to you.
Before we arrive
- Mention any parking restrictions on your street
- Agree roof access with the managing agent if it’s shared
- Clear the way to the loft hatch

What this survey can’t tell you
Before you book, it is worth knowing what a survey will not do:
- What’s under the membrane without opening it up
- An exact number of years the roof has left
- Testing older roof sheets for asbestos
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and does not.
Roof types and parts we check
- Single-ply membranes
- GRP fibreglass
- Mastic asphalt
- Felt flat roofs
- Upstands and outlets
- EPDM rubber
Do you need a flat roof survey in Grove Park?
Water that doesn’t drain sits on the roof and speeds up wear. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.
A survey can pick up problems such as:
- Water getting in at rooflights
- Cracked or split membrane
- A sagging deck under the covering
- Loose or cracked edge trims
For site and facilities teams at buildings such as Haberdashers' Aske's Knights Academy, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
What to check before booking
- When you will get the report
- Whether the inside of the roof is included
- What they will not be able to tell you
- Are they insured for the work?
Different roofs, different checks
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.
