Flat roof survey in Sundridge: what you get

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. Typical surveys look at loose or cracked edge trims and standing water left after rain, on GRP fibreglass, felt flat roofs and single-ply membranes.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. In Sundridge, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we’re asked to look at in Sundridge

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

Most people get in touch after spotting one of these:

  • Water getting in at rooflights
  • Signs of deflection in the roof deck
  • Blocked or damaged outlets
  • Blistering in felt or asphalt

Take a building like St Joseph's Catholic Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Questions to ask before booking

  • What’s outside the scope of the survey
  • How soon the report will arrive
  • Are they insured for the work?
  • Whether you get a written report with photos

What to expect from a roof survey

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Ask whoever fits equipment on the roof to make good the covering
  • Treat rooflights and old sheeting as fragile
  • Note any new marks on ceilings beneath the roof
  • Limit foot traffic on the covering

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

Roof by roof

Felt and built-up roofs

On felt, the upstands and edge details frequently fail before the main surface. We check each one and photograph any that have split or pulled away.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The use of thermal imaging or a drone
  • Building height and the viewpoints available
  • How big the roof is
  • Extensions, dormers and garages with roofs of their own

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

Before you get in touch, it is useful to have:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • When you need the report by

Getting a price is simple: just call 07833 053749 or email us and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.

Landlord and commercial surveys in Sundridge

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Sundridge: your questions answered

Is my home in Sundridge listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will parking be an issue for a roof survey in Sundridge?

Parking in Sundridge, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Can you test old roof sheets for asbestos?

Our survey doesn’t include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

What’s in the report?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. You’re welcome to ask questions while we’re there. London terraces rarely offer a view of the whole roof from one spot, so a visit in Sundridge moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Check the loft hatch can be reached
  • Let us know where we can park nearby
  • Point out any leaks or damp patches

What a flat roof survey looks like in Sundridge

Sundridge has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. About 0.9 miles south lies Bromley Palace, a reminder of how long the area around Sundridge has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Sundridge Park station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For an older house near a landmark such as St Andrew, flat-roofed rear additions and dormers added over the years are worth checking.

Sundridge is about 1 mile north-east of Bromley, in Greater London. We visit Sundridge as part of our work across Greater London, for houses, flats and commercial buildings. Across Greater London, we cover Sundridge and the places around it. London is in our area too.
