Electronic leak detection in Sundridge, Greater London
Electronic leak detection in Sundridge, with over 20 years’ experience behind it. Every survey ends with a written report and photos.
- Breaches around outlets and penetrations
- Water coming in under a flat roof
- New membranes needing a check before handover
What we are asked to look at in Sundridge
When the membrane is buried, holes can’t be seen at all. ELD can work on some covered roofs, depending on the build-up.
Common reasons to book include:
- Leaks through a flat roof with no obvious cause
- Repairs that haven’t stopped the leak
- Failed seams and laps
- Leaks under green or ballasted roofs
Shop and office owners around The Glades may find that flat roofs over shops and units are easy to forget until water comes through a ceiling.

Electronic leak detection for homes and businesses in Sundridge
Our ELD testing covers flat roofs in Sundridge and the rest of London and the South East. A visit usually takes as long as needed for the roof’s area and construction, and we’ll give you a guide when quoting. Every roof is quoted on its size and build-up. The results come in a written report with photos. We survey commercial flat roofs, liquid-applied waterproofing and green roofs, and the problems we are asked to look at most are leaks through a flat roof with no obvious cause and gaps at membrane joints.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Sundridge, the flat roof is often a shared part of the building.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we do, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes a time that depends on the roof’s area and construction, and we’ll give you a guide when quoting. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.
- First, we confirm which roof areas are included.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- We mark the breach locations in our records.
- The report is sent for your roofer to act on.
Before the survey
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street
- Note where any stains or damp appear

Why it is worth a survey now in Sundridge
Opening up a roof to hunt for a leak is disruptive. Electronic testing finds the hole first, so the repair can be targeted. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- How wet the insulation is
- Fixing the holes we find
- Areas we cannot reach or that cannot be tested
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

Electronic leak detection in Sundridge: local notes
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Sundridge has a number of hotels within about a mile and a half, and like offices and blocks, hotels frequently sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
For hotels and guest houses around Sundridge, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition. If you let a flat or house near Sundridge Park station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Common questions in Sundridge
Is parking a problem for a survey in Sundridge?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.
Can you look at the flat roof of a hotel or office near Sundridge?
Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you before the visit.
Which days do you carry out surveys?
Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or send us an email.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
How much does electronic leak detection cost?
Each roof is quoted on its size and build-up. Let us know about the roof and where it leaks. Just call 07833 053749 or drop us an email for a quote.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access.
What affects the cost of electronic leak detection
Prices always include VAT. What changes the price is:
- How many separate roofs there are, such as extensions, dormers and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- Commercial roofs and larger buildings
- Height and safe access
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
Getting in touch
Before you get in touch, it is useful to have:
- Your postcode, so we can check access and travel
- Your timetable, such as an exchange date
- The reason for the survey, such as buying, a leak or storm damage
- The type of building and roof, such as pitched or flat
Most bookings start with a short call: ring 07833 053749 or send us an email, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
