How electronic leak detection works in Elmstead
ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. The results come in a report with photos. We survey green roofs, flat roof membranes and commercial flat roofs, and common reasons people get in touch are new membranes needing a check before handover and repairs that haven’t stopped the leak.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in Elmstead shapes how it is checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

FAQs for Elmstead
Is my home in Elmstead listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will parking be an issue for a roof survey in Elmstead?
Sometimes, yes. If Elmstead has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
Which method do you use?
The method is chosen to suit the roof. Low-voltage testing normally needs a wet surface, while high-voltage testing needs a dry, exposed membrane.
Does the report include photos?
Yes. Photos are part of every report, so you can see each point for yourself.
What’s the best way to book?
It is easiest to call 07833 053749 or send us an email. Give us the address and some details about the roof. Surveys run on weekdays, Saturdays and Sundays.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Practical tips
Here are a few things we’d tell any owner:
- Ask contractors to protect the membrane
- Do not keep patching the same spot
- Consider ELD before paving or planting goes on
- Clear flat roof outlets regularly
Once repairs are made, the roof can be tested again if you want to check them, where the roof still suits the method.
Make sure contractors protect the waterproofing when fitting equipment. Have the roof looked at after other work.
Why get it checked now?
Opening up a roof to hunt for a leak is disruptive. Electronic testing finds the hole first, so the repair can be targeted. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What we look for on each type of roof
Single-ply membranes
ELD often works on single-ply membranes, depending on the type and build-up.
Inverted and paved roofs
A terrace or paved roof hides the waterproofing. Suitability depends on the layers.
How the survey works
When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. Most surveys take longer on a large roof than a small one, with the construction of the roof playing a part too. London terraces rarely offer a view of the whole roof from one spot, so in Elmstead we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- You tell us about the roof and where water is showing.
- We check whether the membrane and build-up suit ELD.
- We choose a low-voltage or high-voltage method to match the roof.
- We test the roof and locate any breaches.
- You get a report with photos of each breach.
Before we arrive
- Have any questions written down, so nothing gets missed
- Let us know about parking near the property
- Leave a clear route to the loft

When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Water entering through details rather than the membrane
- Build-ups without a suitable layer below
- Moisture spread under the membrane
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What our survey covers.

Electronic leak detection around Elmstead
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Bromley Palace, about 1.5 miles south-west, is one of the historic houses in the wider area around Elmstead. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to Christ Church: the joins between later flat roofs and the old walls are where problems normally start. Take a building like Bullers Wood School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. As a London address, Elmstead can be tricky for parking: a visitor permit or a nearby bay makes the day easier.
