Drone roof surveys for homes and businesses in Elmstead

Before any flight, we check the airspace. Near protected airports like Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If permission is not given, we inspect by other means and tell you. Prison sites also have drone restriction zones. If you’ve noticed ridge and hip pieces working loose and storm damage on steep or tall roofs, we can find out what’s behind it, on valleys and parapet gutters, large and complex roofs and flat roofs on upper floors alike.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Elmstead is checked before any drone flight, and where permission is needed, the flight waits for it.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Why it is worth a survey now in Elmstead

Close-up photos make conversations with roofers clearer. They show the location and extent of each defect, which helps when you ask for quotes. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Questions from Elmstead

How do I find out if my home in Elmstead is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will parking be an issue for a roof survey in Elmstead?

Usually it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Do you cover Elmstead?

Yes. Our area covers London and South East England, Elmstead included.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Will the drone show what’s under the tiles?

No. It shows what’s on the outside. Leaks, damp timbers and condensation often show first from inside, so we inspect the loft space as well where access is safe.

Airspace, weather and Elmstead roofs

Before any flight, we check the Drone Safety Map for airspace restrictions. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help.

If you live in an older home near Christ Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps. Take a building like Bullers Wood School: a view from above covers a wide roof far faster than walking it. Bromley Palace lies about 1.5 miles south-west, so building around Elmstead goes back a long way. A drone or thermal survey does not involve any work on the roof, which suits older buildings.

Elmstead is about 1 mile west of Chislehurst, in Greater London. Bookings from Elmstead are handled just like any other: get in touch, agree the price and pick a day. Elmstead is one of the places in Greater London we cover. For surveys nearby, see our London page.

Surveys in BR7, BR1 and SE9 are booked the same way as anywhere else. We offer drone roof surveys to properties on Yester Road, Walden Road and Downs Avenue. Further out, we also cover London (9 miles north-west), City of Westminster (11 miles north-west), Marylebone (11 miles north-west), Kensington (12 miles north-west), St Pancras (11 miles north-west) and Shoreditch (9 miles north-west).

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Keep dogs indoors during the visit
  • Share the postcode so we can check for restrictions
  • Expect us to rearrange if it is too windy or wet
  • A word with neighbours beforehand helps

Premium also includes a 12-month follow-up. It shows whether anything has moved or worn since the first visit, and whether work has done its job.

Have high or hard-to-reach roofs surveyed every few years. Comparing surveys shows what is wearing, so small faults are dealt with early.

Honest limits

In fairness, there are limits to any roof survey:

  • Structural calculations (that’s a structural engineer’s job)
  • The underside of the roof (that needs an inside check)
  • Flights in strong wind or a downpour

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Chimney stacks
  • Fragile roofs
  • Large and complex roofs

How the survey works

Every roof is different, but as a rough guide the survey takes about one to two hours at a house, including the airspace and weather checks before take-off. If you have questions on the day, just ask. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed
  • Keep pets in another room

Advice

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
