Chimney survey in Bickley
A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. We survey brick chimney stacks, flaunching and chimney pots and cowls, and the problems we’re asked to look at most are gaps in the mortar around the pots and unused flues sealed without airflow.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Bickley has one, it needs checking from somewhere that can actually see it.
The report records the chimney stack as we found it on the day. It is useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

Chimney surveys around Bickley
Historic houses such as Bromley Palace, about 1.1 miles west, show how far back building in the area around Bickley goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Living close to Jubilee Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For businesses in and around places such as The Mall, a roof report helps plan work around trading rather than after a leak. If you live in an older home near Church of St George, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Bickley is about 1 mile east of Bromley, in Greater London. If you are in Bickley, booking works exactly as it does anywhere else: a call or an email, a price, then a date. We cover towns and villages across Greater London, from the larger towns to small villages. We also survey roofs in London.

Leave it or get it looked at?
For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Questions from Bickley
How do I find out if my home in Bickley is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can parking be tricky for a visit in Bickley?
It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Do you cover Bickley?
Yes. We cover Bickley and the rest of Greater London. To book, ring 07833 053749 or use the contact form.
How experienced are you?
More than 5,000 surveys over 20+ years.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Prices for chimney surveys in Bickley

- Whether it’s a home or a commercial building
- Whether thermal imaging or a drone is needed
- Extra roofs, like extensions, dormers or garages
- Whether you choose the Basic, Standard or Premium Survey

Getting in touch
You do not need to know any roofing terms. It is enough to let us know:
- What made you get in touch
- Where the property is, with the postcode
- Anything about access we should know
- Pictures from the garden or a window, if you have them
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.
What we do, step by step
Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. The survey usually takes an hour or two for most houses, with bigger or more complicated roofs taking longer. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- You let us know whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before the survey
- Leave side gates unlocked
- If it isn’t your property yet, arrange access through the agent
- Agree roof access with the managing agent if it’s shared

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.
Advice
Different roofs, different checks
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.
Rendered stacks
Cracked render can let water in and trap it behind. We record any cracking and where it is.
What we cannot see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether a stack needs rebuilding on structural grounds
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- Checks on boilers, fires or their flues
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

What you can safely check yourself
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
