Thermal roof survey in Widmore: what you get

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. Typical surveys look at gaps in loft insulation and wet insulation beneath the membrane, on insulated roof spaces, pitched roof slopes and commercial roofs.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Widmore, the address is checked against all of them, and where permission is needed, the flight waits for it.

We keep jargon out of it: where something needs attention, it says so plainly.

Common roof problems in Widmore

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.

Things that often lead to a survey include:

  • Wet areas near outlets and upstands
  • Heat escaping through the roof
  • Water that travels before it shows
  • Wet insulation beneath the membrane

If you run a business near The Mall, thermal images can show trapped moisture across a wide commercial roof.

Choosing a roof surveyor

  • What they won’t be able to tell you
  • Is there a chance to talk the report through?
  • How long they’ve been surveying roofs
  • Which viewpoints they use to see the roof

What a good roof survey covers

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. In a London area like Widmore, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before we arrive

  • Unlock side gates and any roof access doors
  • Dig out any old roof reports or invoices
  • If you are buying, let the agent know when we’re coming

Advice

Common questions in Widmore

Can you fly a drone over a roof in Widmore?

Normally it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Is my home in Widmore listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when booking.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

Will the camera show exactly where the water is?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Airspace, weather and Widmore roofs

Bromley Palace, about 1.1 miles west, is one of the historic houses in the wider area around Widmore. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For a London address like Widmore, it helps to know about controlled parking before the day. The streets around a church such as Church of St George are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Checking the roof from the ground

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What we cannot see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A formal energy assessment
  • Whether the deck or roof structure is strong enough
  • What’s inside walls or under coverings, without opening up

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey. The full list of what we check.

Roofs we survey in Widmore

  • Loft conversions
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces
  • Ceilings below the roof

How the survey changes by roof type

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, when the conditions allow.

Why act early in Widmore

Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £400, including VAT.
