What we’re asked to look at in Widmore

The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

These are some of the problems a survey can pick up:

  • Dips that suggest the deck is deflecting
  • Damaged trims at the roof edge
  • Ponding water that doesn’t drain away
  • Splits and cracks in the covering

Parking in Widmore, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier.

Questions to ask before booking

  • Will they check the loft as well as the outside?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What follow-up you get after the report
  • Whether VAT is added on top

What a roof survey includes

Flat roof survey in Widmore: what you get

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you’re worried about failed upstands where the roof meets a wall and signs of deflection in the roof deck, a survey will tell you what’s going on, whatever the roof.

Offices, shops and blocks of flats across London frequently have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Widmore, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

How we price flat roof surveys

Prices always include VAT. The things that change the price are:

  • Roof area
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Whether it is a home or a commercial building

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

What to let us know when you contact us

Getting the details right at the start saves time. It is useful to include:

  • Your postcode, so we can check access and travel
  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures of the roof from a safe spot, if you have them

Not sure which survey you need? It’s easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Note any new marks on ceilings beneath the roof
  • Never stand on rooflights or fragile sheeting
  • Check new fixings through the roof are properly sealed
  • Ask contractors to protect the roof if they work on it

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys usually lasts longer.

What happens on the day

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes an hour or two for a small flat roof at home, and longer for a large commercial one. For a visit in Widmore, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Let us know about parking before the day
  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work

Different roofs, different checks

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

Flat and commercial roofs around Widmore

Historic houses such as Bromley Palace, about 1.1 miles west, show how far back building in the area around Widmore goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Widmore is one of them, bay roofs, hips and later dormers each have their own details. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For site and facilities teams at buildings such as Bullers Wood School for Boys, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you run a business near The Mall, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Your questions about flat roof surveys in Widmore

Is parking a problem for a survey in Widmore?

Parking in Widmore, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Does a conservation area affect roof work in Widmore?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How quickly is the report sent?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof normally takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What types of flat roof do you survey?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

Why it is worth a survey now in Widmore

Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.
