Bromley questions

Is my home in Bromley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can parking be tricky for a visit in Bromley?

Normally it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How much time does a snagging visit need?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

Will you deal with my roofer if there is a problem?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

New roof snagging in Bromley

Our inspection covers the slates or tiles, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it is visible as well as the gutters. The report sets out what we found with photographs. Any debris left behind or damage to other parts is recorded too. We survey replacement roofs, new-build homes and loft conversions and dormers, and people most frequently book us about signs of condensation in the roof space and ridge and hip tiles not properly fixed.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Bromley might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Look for marks or cracks left by the work
  • Put any issues to your roofer in writing
  • Keep warranty papers safe
  • Agree snagging with your roofer at the start

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.

Keep the final payment until the roof has been checked if your contract allows it. It keeps the job open until it is right.

What happens if roof problems are left?

A minor snag left alone can turn into a leak. A slipped verge tile or a loose flashing may let water through in the first heavy storms. Finding them early means they can be dealt with quickly. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Buying a home or a new roof in Bromley

Historic houses like Bromley Palace, about 0.3 miles east, show how far back building in the area around Bromley goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. For a purchase or a newly finished roof, the materials decide which details matter most.

As a London address, Bromley can be tricky for parking: let us know about parking bays, permits or a driveway as you book. If you own a rental within reach of Bromley South station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you live in an older home near Church of St Peter and St Paul, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Bromley is about 8 miles south-east of London, in Greater London. We survey roofs in Bromley as part of our work across London and South East England. Bromley is one of the towns and villages in Greater London we cover for new roof snagging. London is in our area too.

We also work in nearby towns like London (8 miles north-west), City of Westminster (11 miles north-west), Marylebone (11 miles north-west), Kensington (12 miles north-west), St Pancras (10 miles north-west) and Shoreditch (9 miles north-west).

What happens on the day

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours for a typical new house roof, longer where the roof is large or complicated. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Advice

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

When you need someone else

It helps to know what a survey won’t do before you book:

  • How the roof will perform for years to come
  • Details hidden from sight
  • Nails and clips under the slates or tiles

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.
