Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. For a purchase or a newly finished roof, the materials decide which details matter most.
Down House, about 2.7 miles south, is one of the historic houses in the wider area around Locksbottom. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. Take an older house close to St Paul: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

How a pre-purchase roof survey works in Locksbottom
Older homes frequently have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it can’t be seen from the street. We look closely and record what we see, with photographs that show you exactly where. Each finding is explained in plain words, so it’s clear what it means for your purchase. If you’re worried about blistered or split felt on a flat roof and damp timbers or stains in the loft, a survey will tell you what’s going on, on gutters and downpipes, chimney stacks and the roof space alike.
London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Locksbottom, that shapes what can be checked: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease normally says who looks after the roof.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How we price pre-purchase roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Whether you choose the Basic, Standard or Premium Survey
- The roof’s overall size
- Height and safe access
- If the survey needs thermal imaging or a drone
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
Getting in touch
These details help when you get in touch:
- Where the property is, with the postcode
- Any marks or damp showing indoors
- When you need the report by
- Pictures from the garden or a window, if you have them
To book a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.
What we do, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes an hour or two at a typical house, with time for the loft where it can be reached. Surveys in Locksbottom can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Unlock side gates and any roof access doors
- If you’re buying, check with the agent that we can get in
- Point out any leaks or damp patches

Advice
Questions from Locksbottom
Is drone flying allowed in Locksbottom?
It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
Is parking a problem for a survey in Locksbottom?
Typically it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.
Do you need access inside the house?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.
Do you go up on the roof?
Only where it is safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.
What if it rains on the day?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Which days do you carry out surveys?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Common roof problems in Locksbottom
Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.
Look out for signs like these:
- Signs of past leaks inside the loft
- Worn or lifted lead flashings
- Gutters that overflow or drip at the joints
- Quick fixes on flashings and valleys
Landlords with a home close to Orpington station may find that a written report helps before buying a rental or paying for a new roof on one.
What to check before booking
- Which parts of the roof they’ll actually see
- What exactly goes into their report
- Whether VAT is in the quoted price
- What they won’t be able to tell you
DIY checks: what’s safe
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
For landlords and managing agents
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or use the contact form.
What we can’t see
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- Faults hidden behind ceilings, boards or coverings
- The condition of the rest of the house (that’s a RICS home survey)
- Whether the price should change, which is between you and the seller
If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and doesn’t.
