Locksbottom Storm Damage Roof Report
An independent record of roof damage after a storm in Locksbottom, with drones and thermal imaging where they help. Call or email for a price.
- Slates and tiles blown off the roof
- Lead lifted at abutments
- Flat roof edges peeled back
Tips that help
Nothing here needs a ladder. Our suggestions:
- Check how your policy defines a storm
- Keep any slates, tiles or debris that fall, if it is safe to do so
- Take photos of stains and damp inside
- Tell your insurer about the damage promptly
You will need a roofer’s quote for the repairs. The report gives them a clear list of the damage.
Clear gutters and outlets before the stormy months. Blocked drainage can add water damage to wind damage.
About our storm damage roof report in Locksbottom
Wear and tear is normally excluded from home insurance. That makes the difference between storm damage and old wear important. We note signs of each: fresh breaks and recently moved slates or tiles, and older problems like corroded nails or worn mortar. We describe what we see, whichever way it points. How the policy applies is for your insurer to decide. If you’re worried about gutters pulled loose in the wind and flashings pulled away from walls or stacks, a survey will tell you what’s going on.
London’s Victorian and Edwardian roofs have often been repaired many times. Telling wear from a one-off event matters, because insurers usually exclude wear and tear. That is as true in Locksbottom as anywhere in London. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What happens on the day
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes roughly 1–2 hours for a house, and longer for a large or complex roof. In Locksbottom, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- You let us know what happened and whether a roofer has made the roof safe.
- Inside, we look for signs of water in the loft and rooms below.
- The roof is inspected from ground level, windows and the roof where it’s safe.
- Storm damage and older wear are recorded separately where we can.
- The report, with photos, is emailed to you.
Before the survey
- Move anything stored under the loft hatch
- Agree roof access with the managing agent if it is shared
- Buyers: confirm access with the estate agent or seller

Different roofs, different checks
Ridge and hip tiles
Ridge and hip tiles take the full force of the wind. We record any that have lifted, cracked or come away.
Lead flashings
Flashings with older defects often fail in high winds. Our report separates fresh damage from older wear where we can.
What you can safely check yourself
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Landlords, agents and block managers in Locksbottom
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or use the contact form.
Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
What affects the cost of storm damage roof reports
Several things affect the price of a survey:
- Any need for thermal images or a drone flight
- The size of the roof
- Height and safe access
- The number of roofs, including extensions and garages
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.

Your questions about storm damage roof reports in Locksbottom
Do you cover Locksbottom?
Yes. We work right across London and South East England, and Locksbottom is part of that. You can call 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.
Can parking be tricky for a visit in Locksbottom?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
What do I do if water is coming in?
Emergency temporary protection is a job for a roofer. If it is safe, take photos before it goes on. Our report then records the roof.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
Can you tell me if my claim will be paid?
That is not something we can promise. The decision rests with your insurer and its policy. What we provide is an independent record of the damage.
Are you loss adjusters?
No. We aren’t loss adjusters and don’t act for you with the insurer. We provide an independent record of the roof, which you can pass to your insurer.

Wind, rain and roofs in Locksbottom
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering and its details give the first clues when tracing where water is coming from. Down House, about 2.7 miles south, is one of the historic houses in the wider area around Locksbottom. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
For site and facilities teams at buildings such as Darrick Wood Infant & Nursery School, a leak through a large roof is often found some distance from where the water shows inside. If you run a business near The Mall, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. For an older house near a landmark like St Paul, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
