Roof leak investigation in Green Street Green, Greater London
Tracing where water is getting into your roof in Green Street Green, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Wet patches on loft insulation
- Damp patches next to the stack
- Brown rings on upstairs ceilings
Tips from our surveys
From years of surveys, a few habits stand out:
- Put a bucket under the drip and move valuables
- Leave roof access to professionals
- Make sure the loft is accessible
- Mention earlier attempts to fix the leak
Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, so the repair is aimed at the cause.
After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
About our roof leak investigation in Green Street Green
On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from each safe vantage point. Our report shows what we found, with photos. If you’re worried about condensation that looks like a leak and leaks below a flat extension roof, we can find out what’s behind it, on slate and tile slopes, flat roof details and chimney stacks alike.
In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Green Street Green, we inspect what we can reach safely and are given access to. It is useful to know when the water appears and in what weather.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Green Street Green roofs and the weather
Down House, about 2.1 miles south-west, is one of the historic houses in the wider area around Green Street Green. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Green Street Green is one of them, bay roofs, hips and later dormers each have their own details. Knowing the roof type helps narrow down where water may be getting in.
As a London address, Green Street Green can be tricky for parking: a visitor permit or a nearby bay makes the day easier. Trees in and around Hewitt's Chalk Bank shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you own one of the older houses in the streets near St Mary's Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Leave it or get it looked at?
Patching the spot above the stain often doesn’t work. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work, so the repair is aimed at the right place. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Different roofs, different checks
Slate and tile slopes
‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak.
Lead flashings
Some roofs have mortar where you’d expect lead. Fillets crack and pull away over time, letting rain run behind the joint.
Your questions about roof leak investigations in Green Street Green
How do I find out if my home in Green Street Green is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you carry out roof surveys in Green Street Green?
We do. Every survey there gets the same written report with photographs.
How should I prepare for the leak investigation?
Check the loft can be reached. Have any photos of the leak ready, and tell us about past repairs. Keep catching drips and keep water away from electrics.
Why isn’t the leak directly above the stain?
Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
When you need someone else
To be straight with you, a roof survey has limits:
- What’s under the covering or behind the plaster
- The repair itself (the investigation finds and reports the cause)
- Whether rotten timbers meet design loads
If in doubt, call 07833 053749 or email us and we’ll point you to the right survey before booking. What a survey covers and does not.
What this survey covers
- Valleys and parapet gutters
- Rooflights and dormers
- Lead flashings
- The roof space
- Chimney stacks
- Flat roof details
- Slate and tile slopes
What we do, step by step
On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. The survey typically takes about 1–2 hours, more where the leak is intermittent or the roof is large. London terraces rarely offer a view of the whole roof from one spot, so in Green Street Green we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- You tell us where the water shows and when it appears.
- We check the stain, the ceiling and the loft above it.
- We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Preparing for the visit
- Leave a clear route to the loft
- Agree roof access with the managing agent if it’s shared
- Have any paperwork from past roof work to hand
