Flat roofs in Leaves Green
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Historic houses like Down House, about 1.1 miles east, show how far back building in the area around Leaves Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to Keston Parish Church: flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as Meridian High School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

About our flat roof survey in Leaves Green
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed gaps at upstands and abutments and ponding water that doesn’t drain away, we can find out what’s behind it, on upstands and outlets, GRP fibreglass and EPDM rubber alike.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in Leaves Green shapes how it is checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
Nothing in the report is left vague: if work is needed, the report says so clearly.

What we cannot see
To be straight with you, a roof survey has limits:
- A promise that the roof won’t leak in future
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- Hidden layers beneath the covering
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

Signs you need a flat roof survey in Leaves Green
Ponding keeps the covering wet and wears it faster. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.
Look out for signs like these:
- A sagging deck under the covering
- Blocked or damaged outlets
- Loose or cracked edge trims
- Blistering in felt or asphalt
Controlled parking zones are common in London, so mention any permit rules for Leaves Green, along with any off-street space.
Choosing a roof surveyor
- Are they insured for the work?
- What’s outside the scope of the survey
- Will they check the loft as well as the outside?
- Their track record with similar roofs
Different roofs, different checks
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.
Mastic asphalt
With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.
What affects the cost of flat roof surveys
All our prices include VAT. What changes the price is:
- The package you choose: Basic, Standard or Premium
- The use of thermal imaging or a drone
- The height of the building and how the roof can be seen safely
- How complicated the roof is, with its valleys, chimneys and parapets
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
What to tell us when you contact us
Getting the details right at the start saves time. Please include:
- The reason for the survey, such as buying, a leak or storm damage
- The kind of building and roof involved
- Where water is showing inside, if it is
- Any deadline, like an exchange date
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.
What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Surveys in Leaves Green can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- You get a photo-illustrated written report and our recommendations.
Before the survey
- Make a note of anything you’d like us to look at
- If the roof is shared, arrange access with whoever manages the building
- Point out any leaks or damp patches

Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Note where water lies after a downpour
- Note any new marks on ceilings beneath the roof
- Limit foot traffic on the covering
- Ask whoever fits equipment on the roof to make good the covering
Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It is your choice who carries out the work and when.
Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.
Common questions in Leaves Green
Will parking be an issue for a roof survey in Leaves Green?
Usually it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Is my home in Leaves Green listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
What do I do with the report?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
How long is the visit?
It typically takes roughly 1–2 hours for most houses, and more on a big or complicated roof. You will then get the report by email.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
