Chimney survey in Leaves Green: what you get
If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we will recommend a structural engineer. If you’ve noticed damp patches on chimney breasts and spalled or crumbling bricks, we can find out what’s behind it.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Leaves Green are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.
Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t.

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
What this survey cannot tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Areas we can’t view from safe positions
- A structural engineer’s assessment
- What’s inside the brickwork or behind render, without opening up

Signs you need a chimney survey in Leaves Green
Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.
A survey makes sense if you’ve noticed:
- Damp patches on chimney breasts
- A chimney out of line
- Flaunching that has broken away
- Lifted or split lead flashings
For a London address like Leaves Green, it is useful to know about controlled parking before the day, along with any off-street space.

Chimney surveys in Leaves Green: local notes
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. About 1.1 miles east lies Down House, a reminder of how long the area around Leaves Green has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings like Meridian High School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Living close to South Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Your questions about chimney surveys in Leaves Green
Does a conservation area affect roof work in Leaves Green?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is parking a problem for a survey in Leaves Green?
Parking in Leaves Green, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
How much is a survey?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance.
How long does the survey take?
It usually takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. You’ll then get the report by email, on the timescale of your package.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.
How fast do I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Tips that help
There’s plenty you can do without going near the roof. Here’s what helps most:
- Note any damp on chimney breasts and when it appears
- Check with the council before altering a stack in a conservation area or on a listed building
- Have the flue swept and checked if you use the fire
- Check that disused chimneys can still breathe
After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Watch for damp or staining on chimney breasts. Early signs are easier to trace.
Leave it or get it looked at?
If you are buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

The survey, step by step
After the inspection, everything we found is written up in a report with photos, sent to you by email. As for time on site, most surveys take about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. In a London area like Leaves Green, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before the survey
- Make sure pets are kept safely away
- Point out any leaks or damp patches
- If you are buying, let the agent know when we are coming
