Chimney survey in Nash: what you get

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photos. We’re often asked to look into bricks with flaking faces and a chimney out of line, across shared and party-wall stacks, brick chimney stacks and chimney breasts.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Nash are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Keep the report to compare against at the next survey
  • Note any damp on chimney breasts and when it appears
  • Check unused flues are capped with ventilation
  • Check with the council before altering a stack in a conservation area or on a listed building

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it’s easy to follow.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

What we look for on each type of roof

Rendered stacks

We can’t see the bricks behind render without it being opened up, so the report says what can and cannot be judged.

Brick stacks

Older brick stacks frequently have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

FAQs for Nash

Can parking be tricky for a visit in Nash?

Sometimes, yes. If Nash has controlled parking where you are, a visitor permit is the easiest answer.

Do you survey roofs for landlords with property near Hayes (Kent) station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Does the weather affect the survey?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Should I worry about a leaning stack?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.

What should I do with a chimney I don’t use?

It depends on its condition and your plans. We record how the stack is doing and whether it’s capped with ventilation. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Do you inspect shared chimneys?

Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

Nash homes and their roofs

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 2.4 miles south-east lies Down House, a reminder of how long the area around Nash has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Landlords with a home close to Hayes (Kent) station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark like Keston Parish Church, old fixings, lead flashings and tall chimneys are typical of older roofs. For businesses in and around places such as The Mall, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether a gas appliance or its flue is safe
  • The inside of the flue, which needs a sweep or flue specialist
  • Areas we can’t view from safe positions

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

How it works

Once we’ve finished looking, we write up our findings in a report with photographs. On timing, most surveys take about one to two hours for most homes, a little longer where there are several stacks. In Nash, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Make sure we can get to the back of the property
  • Buyers: confirm access with the estate agent or seller
