Roof surveys for homes and businesses in Chelsham
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. If you’ve noticed crumbling chimney pointing or cracked flaunching and ridge tiles that have lifted or moved, we can find out what’s behind it.
Somewhere as small as Chelsham, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Chelsham homes and their roofs
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take a building like Warlingham Village Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. With Addington Palace about 3 miles north, the area around Chelsham has a long history. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. Homes near green spaces such as Ledgers Wood can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
Chelsham is about 3 miles north-east of Caterham, in Surrey. We cover Chelsham and the rest of Surrey. Chelsham is one of the towns and villages in Surrey we cover. London is in our area too.
We work across CR6 for roof surveys. Local streets include Chelsham Common and Chelsham Road, and we cover them all. We also cover Farleigh (1 mile north), Warlingham (1 mile west), Hamsey Green (1 mile west), Fickleshole (1 mile north-east) and New Addington (2 miles north). Larger places within reach include Epsom (10 miles west), Horley (11 miles south-west), Redhill (8 miles south-west), Ewell (10 miles west), Reigate (9 miles south-west) and Caterham (3 miles south-west).
What’s near Chelsham
We work in homes and buildings around Warlingham School, Ledgers Wood and Hare & Hounds pub, among other places. Chelsham’s nearest station is Woldingham station, about 1.9 miles south-west of the centre. A little further out are Warlingham Park Hospital (less than half a mile north) and East Surrey Museum (3 miles south-west). Open spaces near Chelsham include Hutchinson's Bank and Nore Hill.
Roof by roof
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

Chelsham questions
Do you cover smaller places like Chelsham?
Yes. Chelsham is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
How do I find out if my home in Chelsham is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will you check the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
Will the report say how many years my roof has left?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
What’s the best way to book?
The quickest way is to call 07833 053749 or use the contact form. Tell us the address and a little about the roof. We survey on any day of the week.
Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Check we can open the loft hatch
- Have details of recent roof work to hand
- Mention any flat roofs as well as the main roof
- Check the roof from the ground after storms
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.
What this survey can’t tell you
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Confirmation of asbestos in soffits or cement sheets
- Structural calculations (that’s a structural engineer’s job)
- What’s under the slates, tiles or felt
If in doubt, call 07833 053749 or send us an email and we will recommend the right survey before you book. The full list of what we check.

DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email with the addresses.
What we do, step by step
We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey usually takes an hour or two for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Chelsham frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building
- Have keys ready for side gates, garages or roof access doors
- Find any records of previous roof work
