Kenley Roof Survey
A careful look at the roof at your property in Kenley, with photographs and a written report.
- Lifted, split or missing lead flashings
- Valley linings that have cracked or split
- Water stains on rafters and ceiling joists
Checking the roof from the ground
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
Roof surveys for homes and businesses in Kenley
Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey lead flashings, natural slate and the roof space, and the problems we are asked to look at most are blocked, sagging or leaking gutters and standing water on a flat roof.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Kenley with this kind of roof, the hidden gutter is one of the first things to check.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Why act early in Kenley
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Roofs, chimneys and gutters in Kenley
Historic houses like Addington Palace, about 3.3 miles north-east, show how far back building in the area around Kenley goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Kenley is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.
Shop and office owners around St George's Walk may find that a roof report helps plan work around trading rather than after a leak. Anyone responsible for a site like Harris Primary Academy Kenley will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Living close to Dollypers Hill is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

FAQs for Kenley
Can a landlord with a rental near Kenley station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.
Are there drone restrictions around Kenley?
The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.
How long does the visit take?
It normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
What if it rains on the day?
It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How the survey changes by roof type
Chimney stacks
Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.
How it works
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Kenley runs like any other.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Move anything stored under the loft hatch
- Unlock side gates and any roof access doors
