Flat roof survey in Toy's Hill

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you phone 07833 053749 or drop us an email with the address and a rough idea of the roof area. If you’ve noticed blisters and bubbles in the covering and gaps at upstands and abutments, we can find out what’s behind it.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Toy's Hill, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

What we look for on each type of roof

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. We check each one and photograph any that have split or pulled away.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Local flat roofs in Toy's Hill

Chartwell, about 1.1 miles west, is one of the historic houses in the wider area around Toy's Hill. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Take an older house close to Church of St Mary at South End of Village Green: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Landlords with a home close to Edenbridge station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like Ide Hill Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Prices for flat roof surveys in Toy's Hill

Not every roof costs the same to survey, and it comes down to:

  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area
  • If the survey needs thermal imaging or a drone

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What to tell us when you contact us

What helps most when you contact us:

  • Your timetable, like an exchange date
  • The address and postcode of the property
  • The kind of building and roof involved
  • Photos of the roof, taken safely from ground level or a window

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or drop us an email.

Leave it or get it looked at?

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

To find out what your survey will cost, phone 07833 053749 or email us and let us know about the roof. We’ll confirm the figure before booking.

What you get with us

  • Surveys on weekdays, Saturdays and Sundays
  • Drones and thermal imaging where applicable
  • Satisfaction rate of 98%
  • An independent view of the roof

What we can’t see

Before you book, it is worth knowing what a survey won’t do:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • A structural engineer’s assessment of the deck
  • A fixed date for when the roof will need replacing

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Felt flat roofs
  • Mastic asphalt
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets

How it works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. The survey typically takes an hour or two at most homes; commercial roofs usually need 3–4 hours. Surveys in Toy's Hill can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Find any records of previous roof work
  • For a flat or shared roof, check access with the building owner or managing agent
  • Have any questions written down, so nothing gets missed

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Toy's Hill questions

Can parking be tricky for a visit in Toy's Hill?

It can be, so it’s useful to tell us about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.

Do you cover Toy's Hill?

Yes. We work right across London and South East England, and Toy's Hill is part of that. You can ring 07833 053749 or send us an email with the address and some details.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof typically takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.

Can you test old roof sheets for asbestos?

We do not test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

Will you walk on the flat roof?

We inspect from wherever is safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report.
