Flat Roof Survey in Ide Hill
Flat roof surveys across Ide Hill, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.
- Failed upstands where the roof meets a wall
- Damaged trims at the roof edge
- A sagging deck under the covering
Why act early in Ide Hill
Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. In a small place like Ide Hill, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Flat roof surveys for homes and businesses in Ide Hill
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photographs and our recommendations. Common reasons to book are splits and cracks in the covering and edge trims that have lifted or split, on single-ply membranes, upstands and outlets and felt flat roofs.
In a village or hamlet like Ide Hill, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
Nothing in the report is left vague: if work is needed, the report says so clearly.

Ide Hill questions
Is Ide Hill in the area you cover?
Yes. We survey roofs across London and the South East, and Ide Hill is part of that. Just ring 07833 053749 or use the contact form and tell us about the property.
Do you cover smaller places like Ide Hill?
Yes. Ide Hill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.
How do you inspect a flat roof?
Where it is safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to.
Which flat roof coverings do you cover?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.
Will the survey show why my flat roof is leaking?
Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause can’t be seen, we will say so and suggest what would help.

Tips that help
You don’t need to be a roofer to help. What helps most:
- Look for standing water a day after rain
- Ask contractors to protect the roof if they work on it
- Keep outlets clear of leaves and moss
- Never stand on rooflights or fragile sheeting
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
Signs you need a flat roof survey in Ide Hill
Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.
We’re often asked to look at:
- Splits and cracks in the covering
- Blocked or damaged outlets
- Blisters and bubbles in the covering
- Water getting in at rooflights
The streets around a church such as Church of St Mary at South End of Village Green are frequently among the oldest in a place, and if your house is among the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
What to check before booking
- Is VAT included in the price?
- Will the report include photos?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the roof space is looked at, where there is one
What this survey cannot tell you
In fairness, there are limits to any roof survey:
- What’s under the membrane without opening it up
- Testing older roof sheets for asbestos
- A fixed date for when the roof will need replacing
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.
What happens on the day
We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Ide Hill often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
How to prepare
- Show us where any leaks or stains appear
- Have any paperwork from past roof work to hand
- Have keys ready for side gates, garages or roof access doors

Advice
Flat and commercial roofs around Ide Hill
The wider area around Ide Hill has a long history of building, with Chartwell about 2.1 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
If you let a flat or house near Sevenoaks station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Ide Hill Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
