Common questions in Toy's Hill

Can a landlord with a rental near Edenbridge station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or send us an email and let us know about the building.

Is parking a problem for a survey in Toy's Hill?

It can be, so it is useful to tell us about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Will you go up on the roof?

Only if it is safe. We check everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Landlord roof surveys for homes and businesses in Toy's Hill

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It does not give repair costs, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can deal with it first and budget for the rest. Common reasons to book are choked outlets and gutters and ceiling stains reported by tenants, on flat roofs on blocks, shared roofs and blocks of flats.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Toy's Hill has one, it needs checking from somewhere that can actually see it.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we cannot see

A survey is a proper look at the let or shared roof, but it cannot do everything. Its limits include:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Asbestos testing of roof sheets or soffits
  • Structural calculations or an engineer’s report

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

What this survey covers

  • Converted houses
  • Flat roofs on blocks
  • Blocks of flats
  • Shared roofs
  • Rented houses
  • Gutters and downpipes

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours for a single let house, with blocks of flats taking longer. In Toy's Hill, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Keep pets in another room
  • Have any paperwork from past roof work to hand

Roofs, chimneys and gutters in Toy's Hill

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Chartwell about 1.1 miles west, Toy's Hill sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St Mary at South End of Village Green are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Ide Hill Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

Shared chimney stacks

Shared stacks need everyone involved to agree work and the report helps with that.

Do you need a landlord roof survey in Toy's Hill?

Shared roofs can fall between owners. Everyone may think someone else is responsible, so maintenance gets put off. An independent report helps everyone see the facts.

Common reasons to book include:

  • Cracked or leaning shared chimneys
  • Failed flashings at walls and chimneys
  • Gaps where tiles or slates have slipped
  • Leaking joints at party walls

Landlords with a home close to Edenbridge station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Which viewpoints they use to see the roof
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Is VAT included in the price?
  • How long the report takes to arrive

What’s in a roof survey

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
