ELD finds breaches in the membrane, not every cause of water getting in. Water coming through walls, copings, rooflights or plumbing will not show on the test. If the evidence points elsewhere, we’ll say so. It will not show water getting in through brickwork or around frames. The report makes clear what was and wasn’t tested. You’ll also know what to check next. If you’re worried about stains far from any visible defect and waterproofing to test before it’s covered, a survey will tell you what’s going on, whatever the roof.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Toy's Hill, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Roof by roof

Bituminous membranes

ELD is frequently possible on bituminous membranes, depending on what’s below.

EPDM rubber roofs

EPDM is a long-lasting flat roof membrane, but can still be punctured.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Prices for electronic leak detection in Toy's Hill

Prices vary from roof to roof, and it comes down to:

  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • How tall the building is and how easy the roof is to see

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your survey before booking.

Booking your survey

If you can, have these to hand when you contact us:

  • Your timetable, such as an exchange date
  • The kind of building and roof involved
  • The reason for the survey, such as buying, a leak or storm damage
  • Any photos you have, taken from ground level or a window

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Local flat roofs in Toy's Hill

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 1.1 miles west lies Chartwell, a reminder of how long the area around Toy's Hill has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Ide Hill Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. As a London address, Toy's Hill can be tricky for parking: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised. The streets around a church like Church of St Mary at South End of Village Green are often among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Your questions about electronic leak detection in Toy's Hill

Can parking be tricky for a visit in Toy's Hill?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

Do you carry out roof surveys in Toy's Hill?

Yes, Toy's Hill is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

How long will testing take?

Testing typically takes a length of time set by the membrane area and the build-up, which we’ll explain when we quote.

Does ELD work under paving or planting?

On some roofs, yes. What sits on the membrane affects the method so we look at the roof first.

Do you look in the roof space?

Typically, if there is one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Why get it checked now?

Some breaches are too small to see. Electronic testing can find breaches you can’t see by eye, on suitable membranes. In Toy's Hill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Take a look at what a roof survey costs and what we found on two real jobs.

The survey, step by step

After the inspection, everything we found is written up as a written report with photos, sent to you by email. On timing, it normally takes a time that depends on the roof’s area and construction, which we’ll explain when we quote. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You tell us about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed
