Drone roof surveys for homes and businesses in Toy's Hill
Our price is from £400, including VAT. A drone inspection, where applicable, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. There is a 12-month follow-up as well. If a drone will not help on your roof, we will say so. You get a written report with the close-up photos from the flight. We survey chimney stacks, large and complex roofs and valleys and parapet gutters, and people most often book us about cracked flaunching or loose chimney pots and cracked mortar along the ridge.
In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Toy's Hill as anywhere. Tell us about the building and access when booking. The extra view helps most on steep slopes, tall stacks and rear additions.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Drones, thermal imaging and Toy's Hill roofs
The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Historic houses such as Chartwell, about 1.1 miles west, show how far back building in the area around Toy's Hill goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Take a building like Ide Hill Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof. Toy's Hill is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when booking.

How it works
After the inspection, everything we found is written up as a written report with photographs, emailed to you. On timing, it normally takes about 1–2 hours at a house, including the airspace and weather checks before take-off. In Toy's Hill, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.
- First, we check whether a drone is the right tool.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- The roof is photographed from the air, with the camera kept on your property.
- We also look inside the loft space where it’s safe.
- The report sets out what we found, with photos and recommendations.
Before we arrive
- Check we can get to the back of the property
- If you’re buying, let the agent know when we’re coming
- Jot down any questions you want answered

Related advice
What a survey costs
Prices always include VAT. The things that change the price are:
- Whether thermal imaging or a drone is needed
- Extensions, dormers and garages with roofs of their own
- Chimneys, valleys, parapets and other details
- How tall the building is and how easy the roof is to see
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
There is no need for technical words. Just tell us:
- Why you want a survey: buying, a leak, a storm or new work
- What kind of property and roof it is
- The property’s address and postcode
- Anything about access we should know
Most bookings start with a short call: phone 07833 053749 or use the contact form. The price is agreed before a date is set.
Should I look at the roof myself first?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
Toy's Hill: your questions answered
Are there drone restrictions around Toy's Hill?
The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.
How do I find out if my home in Toy's Hill is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How do I book a survey in Toy's Hill?
To book, phone 07833 053749 or email us and let us know the address and what you need to know. We will confirm the price and agree a day with you.
What happens after the survey?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
How fast do I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Do you look in the loft space?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
Roof by roof
Large commercial roofs
Fragile roof sheets and roof lights can be dangerous to walk on. A drone keeps everyone off them.
Steep slate and tile slopes
Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position, showing slipped, cracked and missing pieces.
Do you need a drone roof survey in Toy's Hill?
Many roofs are never seen properly from the ground. You can’t see the back slope, the valleys or the chimney tops. Faults there can go unnoticed for years, which is why owners turn to a drone.
Common reasons to book include:
- Gaps where slates or tiles have gone
- Storm damage on steep or tall roofs
- Ridge and hip pieces working loose
- Lifted or split lead flashings
The streets around a church such as Church of St Mary at South End of Village Green are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Choosing a roof surveyor
- Their insurance cover
- What experience they bring
- Is VAT included in the price?
- How soon the report will arrive
What happens if roof problems are left?
Close-up photos make conversations with roofers clearer. They show the location and extent of each defect. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
