How a flat roof survey works in Beckenham

We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. If you’ve noticed damaged trims at the roof edge and a sagging deck under the covering, we can find out what’s behind it, whatever the roof.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Beckenham, the flat roof is often a shared part of the building.

The report records the flat roof as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Flat roofs in Beckenham

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Beckenham has a long history of building, with Bromley Palace about 2.1 miles east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

If your house is among the older ones in the streets near Christ Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. For businesses in and around places like The Glades, the flat roofs over shops and commercial units are worth checking before a leak, not after. For a London address like Beckenham, it helps to know about controlled parking before the day.

Surveys for landlords and agents in Beckenham

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Why act early in Beckenham

Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Roof by roof

Single-ply membranes

Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.

EPDM rubber

An EPDM rubber roof is normally one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

FAQs for Beckenham

Will parking be an issue for a roof survey in Beckenham?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Do you cover Beckenham?

We do. The survey and report are the same in Beckenham as anywhere else, and visits run on weekdays and weekends.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.

Is ponding on a flat roof a problem?

Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

The survey, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. In a London area like Beckenham, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

How to prepare

  • Make a note of anything you’d like us to look at

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

What a flat roof survey does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • A fixed date for when the roof will need replacing
  • Parts of the roof that aren’t safe to walk on or view
  • Hidden layers beneath the covering

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.
