Roof leak investigations around Brasted
Quebec House, about 1.5 miles south-west, is one of the historic houses in the wider area around Brasted. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these roof types has its own typical places for water to get in.
Landlords with a home close to Dunton Green station may find that tracing a leak quickly matters when a tenant is living with it. If yours is one of the older homes in the streets near Church of St Martin, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Parking in Brasted, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised.

Roof leak investigation in Brasted: what you get
Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We survey valleys and parapet gutters, the roof space and lead flashings, and people most often book us about condensation that looks like a leak and brown rings on upstairs ceilings.
In a London flat, water can travel some way before it shows. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Brasted, we inspect what we can reach safely and are given access to. Tell us when the water shows, and in what kind of weather.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
What happens if roof problems are left?
Water damage grows the longer it’s left. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. Any roof job in Brasted means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Different roofs, different checks
Parapet and box gutters
We check the linings, joints and outlets where we can see them safely, and look for signs of past overflowing.
Slate and tile slopes
‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak, especially in driving rain.
FAQs for Brasted
Can parking be tricky for a visit in Brasted?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.
Do you cover Brasted?
Yes. We cover the whole of London and South East England, and Brasted is part of that. Just call 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How long will you be at the property?
The visit typically takes between one and two hours for most homes, though a hard-to-trace leak can take longer. We’ll confirm what to expect when we arrange the visit.
Why is the stain in a different place from the leak?
Because water travels. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That’s why we trace the route rather than patching above the stain.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or email us.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
What happens on the day
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes about 1–2 hours at a typical home, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.
- You tell us where the water shows and when it appears.
- The visit starts indoors, at the stain and in the loft.
- Outside, we check every likely route in.
- Moisture readings and thermal imaging are used where they help.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Before the survey
- Leave a clear route to the loft
- Jot down any questions you want answered
- Dig out any old roof reports or invoices
Getting a price

Tips that help
There’s plenty you can do without going near the roof. Here’s what helps most:
- Write down the wind direction and rain when it leaks
- Put a bucket under the drip and move valuables
- Photograph the stain each time it appears
- Keep water away from lights and sockets
If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.
What this survey can’t tell you
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Leaks that only appear in weather we can’t recreate
- Whether rotten timbers meet design loads
- Faults hidden behind ceilings or boarding
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.
