Electronic leak detection around Oare
Oare lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. There are several hotels within about a mile and a half of Oare. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
If you look after a building such as Davington Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you run a hotel or guest house in or near Oare, a roof problem can mean rooms out of use, so it pays to find faults before guests do.
Oare is about 1 mile north of Faversham, in Kent. Roofs in Oare get the same thorough look as anywhere else in Kent. Our area takes in places right across Kent, from the larger towns to small villages. Our Canterbury page covers surveys nearby.

About our electronic leak detection in Oare
A leak in a flat roof frequently shows up a long way from where the water gets in. So the stain inside rarely sits under the hole. Electronic leak detection tests the membrane itself and locates the breach. We test and report, and the repair is for your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. Common reasons to book are new membranes needing a check before handover and failed seams and laps, on roof terraces and balconies, flat roof membranes and commercial flat roofs.
In a small place like Oare, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
After the visit, you get a report with photos, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

How it works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take as long as needed for the roof’s area and construction, which we’ll explain when we quote. Around Oare, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by finding out what the roof is made of and where it leaks.
- The roof is assessed to see if electronic testing will work on it.
- The method depends on the membrane and what sits above and below it.
- The roof is tested and any breaches are located.
- You get a report showing where each breach is, for your roofer to repair.
Before we arrive
- Show us where any leaks or stains appear
- Have any paperwork from past roof work to hand
- Leave a clear route to the loft

Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- The extent of water in the insulation
- Roofs whose membrane or build-up isn’t suitable
- Carrying out the repair work
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What our survey covers.
What we check
- Commercial flat roofs
- Liquid-applied waterproofing
- Single-ply roofs
- Flat roof membranes
- Green roofs
- Roof terraces and balconies
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Questions from Oare
Do you cover smaller places like Oare?
Yes, Oare is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do roofs near the sea, like those around Oare, take more of a battering?
Often, yes. Oare is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you test a green or ballasted roof?
Sometimes. The layers on top and the build-up below decide it and parts may need to be lifted. We talk this through first.
Is the repair part of the test?
No, our part is finding the breaches. The report gives your roofer the locations.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
What we look for on each type of roof
Liquid-applied waterproofing
Small holes in liquid waterproofing may leak. ELD can help locate them on suitable roofs.
EPDM rubber roofs
ELD on EPDM depends on the product and the layers. We check this first.
When to book a survey in Oare
Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Many are tiny, but still let water through.
Problems we come across frequently include:
- Water coming in under a flat roof
- Damp inside with no sign on the roof
- Leaks at pipes, outlets or fixings
- Damage from equipment installers
If you let a flat or house near Faversham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Choosing a roof surveyor
- Whether they hold professional indemnity and public liability insurance
- What they will not be able to tell you
- Will they check the loft as well as the outside?
- Which parts of the roof they’ll actually see
Practical tips
Most of what helps is simple and safe from ground level. A few suggestions:
- Have roof specifications to hand
- Consider ELD before paving or planting goes on
- Clear flat roof outlets regularly
- Record dates and spots where water appears
Where the evidence points to walls, copings or rooflights, we will note it, with a suggestion of what to check next.
Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.
