Beltring Electronic Leak Detection
Not sure what state the flat roof membrane is in? We carry out electronic leak detection in Beltring and across Kent, with plain-English findings.
- Breaches hidden under paving or planting
- Water coming in under a flat roof
- Damp inside with no sign on the roof
Electronic leak detection in Beltring
ELD suits many waterproofing membranes on flat roofs over offices, units, blocks of flats and homes. It helps trace a leak you already have or check a new membrane before handover. Each roof is quoted on its size and build-up. We can test on weekdays and at weekends, depending on the weather. Tell us about your roof to find out more. If you’ve noticed gaps at membrane joints and new roofs to check before paving or planting, we can find out what’s behind it, on flat roof membranes, roof terraces and balconies and commercial flat roofs alike.
Somewhere as small as Beltring, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
What you get is a clear record of the flat roof membrane on the day we saw it. It’s useful straight away, and a good reference for later.

What this survey cannot tell you
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Build-ups without a suitable layer below
- Areas we can’t reach or that cannot be tested
- Moisture spread under the membrane
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

Why act early in Beltring
Opening up a roof to hunt for a leak is disruptive. ELD aims to locate the breach first, so the repair can be targeted. Older cottages and farmhouses around Beltring can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What we look for on each type of roof
Liquid-applied waterproofing
Pinholes in a coating can let water through. Where the roof suits it, testing can find them.
EPDM rubber roofs
Certain rubber membranes are conductive which can limit electronic testing. We’ll tell you if yours isn’t suitable.
What affects the price in Beltring
Several things affect the price of a survey:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- Roof area
- Commercial roofs and larger buildings
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.
Getting in touch
Here’s what helps us most when you get in touch:
- Where the property is, with the postcode
- Where any leaks, stains or damp patches show inside
- Photos of the roof, taken safely from ground level or a window
- What made you get in touch
Most bookings start with a short call: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
What else we do in Beltring
Beltring questions
Do you cover Beltring?
Yes, Beltring is one of the places we work. The survey and report are the same in Beltring as anywhere else, and visits run on weekdays and weekends.
Is Beltring within the area you cover?
Yes, Beltring is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Does electronic leak detection work on all membranes?
Not every roof is suitable. Certain membranes are conductive, and some build-ups lack a suitable layer below. If your roof will not work, we will say so before testing.
How do I arrange electronic leak detection in Beltring?
Simply phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
How much time does ELD need?
It depends on the size of the roof and its build-up. You will know roughly how long before we start.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.
Do you use low-voltage or high-voltage testing?
It depends on the membrane and the build-up. Low-voltage methods are normally carried out on a wet roof and high-voltage methods need the membrane dry and exposed.
Electronic leak detection around Beltring
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If you look after a building such as East Peckham Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. The streets around a church like St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Beltring station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What we do, step by step
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect more time on a big roof than a small one, and the build-up of the roof makes a difference too. Somewhere as small as Beltring, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start by finding out what the roof is made of and where it leaks.
- We confirm whether the roof is suitable for electronic testing.
- The method depends on the membrane and what sits above and below it.
- The roof is tested and any breaches are located.
- We send a report with photos of each breach so your roofer can repair it.
Preparing for the visit
- Make sure pets are kept safely away
- Have any questions written down, so nothing gets missed
- Point out any leaks or damp patches

DIY checks: what’s safe
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
