Electronic leak detection near Pett Bottom

Electronic leak detection in Pett Bottom

ELD can be carried out in more than one way. Low-voltage methods usually need a wet roof surface, while high-voltage testing needs a dry, exposed membrane. The right method depends on the membrane and the build-up of the roof and we explain which we will use. We will say if your roof doesn’t suit either method before any testing starts. We survey roof terraces and balconies, single-ply roofs and commercial flat roofs, and common reasons people get in touch are waterproofing to test before it’s covered and breaches hidden under paving or planting.

Flat roofs on exposed homes in small places like Pett Bottom take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

Where we can’t see part of the flat roof membrane, the report says so. That way, it is clear what was covered and what wasn’t.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What electronic leak detection looks like in Pett Bottom

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Take a building like Simon Langton Grammar School for Boys: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Bekesbourne station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you run a business near Whitefriars Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Pett Bottom questions

Is Pett Bottom in the area you cover?

Yes. We survey roofs across London and South East England, and Pett Bottom is part of that. You can call 07833 053749 or use the contact form with the address and some details.

Do you cover smaller places like Pett Bottom?

We do. A small place gets exactly the same survey as a big one.

What’s the best way to book?

To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What electronic leak detection doesn’t cover

A survey is a careful look at the flat roof membrane, but it can’t do everything. Its limits include:

  • Areas we can’t reach or that cannot be tested
  • Some conductive membranes
  • How wet the insulation is

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes more time on a big roof than a small one, with the construction of the roof playing a part too. For a village or hamlet like Pett Bottom, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it’s shared
  • Keep pets out of the way during the survey

Advice

What affects the cost of electronic leak detection

Prices always include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone
  • Roof area
  • Building height and the viewpoints available

To find out what your survey will cost, ring 07833 053749 or send us an email with the address and some details. We will confirm the figure before booking.

Booking your survey

To price your survey accurately, we will ask about:

  • Access details, like a loft hatch or a shared roof
  • The kind of building and roof involved
  • The reason for the survey, like buying, a leak or storm damage
  • Any marks or damp showing indoors

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.

What we look for on each type of roof

Inverted and paved roofs

Paving and terraces cover the membrane. Whether it can be tested depends on the build-up.

Single-ply membranes

Many offices and units have single-ply roofs. Laps and fixings are where holes often appear.
