Gutter survey in Pett Bottom: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. If you’ve noticed sagging gutters and loose brackets and overflowing valley or parapet gutters, we can find out what’s behind it, whatever the roof.

In a small place like Pett Bottom, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Confirming asbestos in older rainwater goods
  • What’s hidden inside a downpipe
  • Parts of gutters that can’t be seen safely

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Roofs we survey in Pett Bottom

  • Fascias and soffits
  • Downpipes
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers

Why get it checked now?

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. In a place like Pett Bottom, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Do you need a gutter survey in Pett Bottom?

Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead is also a target for theft.

Look out for signs like these:

  • Valley or box gutters that overflow inside
  • Fascia boards damaged by overflowing water
  • Downpipes that are split or coming away
  • Gutters overflowing in heavy rain

For businesses in and around places such as Whitefriars Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • Whether VAT is in the quoted price
  • How soon the report will arrive
  • What they will not be able to tell you

What to expect from a roof survey

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for a house, or half a day or so for a commercial building. For a village or hamlet like Pett Bottom, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Let us know about parking near the property
  • Buyers: confirm access with the estate agent or seller
  • If the roof is shared, arrange access with whoever manages the building

Related advice

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What we look for on each type of roof

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We look at what’s visible and note what is not.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check the joints, brackets and falls.

Common questions in Pett Bottom

Is Pett Bottom within the area you cover?

Yes, Pett Bottom is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can a landlord with a rental near Bekesbourne station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so the report covers what can be seen.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How do I arrange a gutter survey in Pett Bottom?

The quickest way is to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we’ll recommend the right survey. Surveys run on any day of the week.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What a gutter survey looks like in Pett Bottom

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For site and facilities teams at buildings such as Simon Langton Grammar School for Boys, large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Bekesbourne station, the gap between tenancies is a good time to have the roof looked at.
