Electronic leak detection in Wittersham

Leave it or get it looked at?

Leaks left running can wet the insulation and deck. Locating it early helps limit the damage. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Electronic leak detection in Wittersham

Water can travel under a flat roof membrane before it shows inside. That makes leaks hard to trace by eye. ELD tests the waterproofing directly, to find where it has been breached. We test and report, and the repair is for your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. If you’ve noticed failed seams and laps and leaks showing away from the breach, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Wittersham are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Questions from Wittersham

Does a conservation area affect roof work in Wittersham?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Wittersham?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Which days do you carry out surveys?

Surveys run seven days a week. To arrange a date, ring 07833 053749 or email us.

Does electronic leak detection work on all membranes?

ELD doesn’t suit every roof. Some membranes conduct electricity, and some build-ups lack a suitable layer below. If your roof will not work, we’ll say so at the start.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect longer on a large roof than a small one, and the build-up of the roof makes a difference too. Older rural homes like those around Wittersham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We confirm whether the roof is suitable for electronic testing.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. The roof is tested and any breaches are located.
  5. We send a report with photos of each breach so your roofer can repair it.

Getting ready for the survey

  • Leave a clear route to the loft
  • If you’re buying, let the agent know when we’re coming
  • Note where any stains or damp appear

Local flat roofs in Wittersham

The wider area around Wittersham has a long history of building, with Smallhythe Place about 1.6 miles north. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For site and facilities teams at buildings like Wittersham Church of England Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Rye station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near Parish Church of St John the Baptist, the flat roofs on later extensions tend to wear out long before the main roof.

Roof by roof

Liquid-applied waterproofing

Pinholes in a coating can let water through. ELD can help locate them on suitable roofs.

EPDM rubber roofs

EPDM rubber roofs frequently last 30–50 years, but can still be punctured.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Leaks from walls, copings or rooflights
  • The extent of water in the insulation
  • Sections we can’t safely access

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What we look at

  • Flat roof membranes
  • Commercial flat roofs
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Green roofs

What affects the price in Wittersham

Prices always include VAT. What changes the price is:

  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets

To find out what your survey will cost, call 07833 053749 or send us an email and tell us about the roof. The price is agreed before a date is set.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Any deadline, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode

Most bookings start with a short call: ring 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Use boards when working on the roof
  • Tell us about the membrane and build-up if you know it
  • Keep foot traffic on flat roofs to a minimum
  • Keep a note of leaks after rain

After your roofer repairs the breaches, a retest can confirm them if the build-up allows.

Clear flat roof outlets regularly. Water that sits on the roof finds breaches faster.
